Traffic is like a big box mall parking lot on Christmas Eve already and it's only half occupied according to this.

I'm being fooled by the perspective. i would have thought more than 67 floors. The proposed towers look much taller than Eau de Soleil

They have a streetcar station, don't they, or is that closer to the river? Seems like half a solution already.

I think it's just the perspective. They're taller but not that much taller.
Streetcar is localized transit. It's not practical for most uses There will be GO and much more walkable retail however, with the amount of units still to come, it probably won't improve the traffic situation. The food terminal will probably include more towers than all of Humber Bay Shores with multiple 80 storey buildings.

The parks are top notch. Every other amenity is subpar or missing compared to downtown.

Actually its Eau du Soleil thats taller, 228 metres, vs. 2150 Lake Shore towers, the tallest of which is 216 metres.

I predicted that UT's render magician steveve would complete a new future model for Yonge and Gerrard by the end of day today... to include the just announced Teeple-designed 399 Yonge @ 252.3m - 75s.

He posted it before lunch.

^ and this is without seeing 415 Yonge @ 69s and 230m which is hiding behind Aura. BTW... 399 Yonge is exactly 20.5 metres south of 415 Yonge lol.

Lucky many buildings reflect sunlight or...

Must be a lack of NIMBYs?

I love how the skyline is extending so far to the east, potentially matching the impressive extent to which it extends to the west.

Approved Skyscrapers

Forum member Miss J is tracking 150m+ u/c and proposed projects for Toronto (150m+ is a popular metric to define a true skyscraper)... and asked me how to search for "approved" projects @ 150+m.

There was a small avalanche of "Recommended for Approval" (or approved via settlements at LPAT) for projects in May and June that I noted in all my posts. I suggested these are a pretty safe bet to include as approved.

Below is not comprehensive (bound to have missed some) but the 23 towers identified is a start. (and more in the 140m to 149m metric that just miss the cut).

These are all just Toronto (not GTA -Mississauga, Vaughan etc): [/B]

The one stop shop would be the Application Info Centre. You'll see OMB Approval, OPA closed, etc. Anything with a site plan application with OPA closed can be considered approved. One issue with the Application Info Centre is that they tend to post only the most current application ('s data). A committee of adjustments application may cause all the other applications disappear. I guess one can assume approval with a CofA application.

As you've noted, the AIC is a mess of "if that's closed and this is open" (and sometimes out of date)... search nightmare when defining "approved". Even applications for building permits can be misleading.

Applying filters like "approved" usually results in "Application not found".

It would take 10% of the time to contact the developer, make an appointment, buy them a coffee and just ask "hey is 325 Front St West (Union Park) approved?"

i wouldn't use filters. I would just open the address and see what applications exist.

You can google preliminary reports from 20 years ago. I wish they would use the application information centre as an archive as well. There's a good chance the architectural drawings (unless there are revisions) will have be pulled once a towers reaches halfway through construction. That's when many people take notice. Fortunately, we have koops to track all the proposals. It's too overwhelming for me. That data is often gone by the time I take notice after construction has begun.

The zoning bylaw amendment is listed as under review for 325 Front. The document package includes paperwork from Jan. 2022 ready to be filled out and stamped "APPROVED". As you say, it's almost August. It may have been approved recently and not updated yet.

Rezoning approval is an important early "approval"... but then there's 8 tons of paperwork to be delivered for a) Notice of Approval Conditions (NOAC) which needs to be obtained before b) a site plan application can be finalized/approved (then off to myriad permit applications).... etc.

So when is a project really approved? I think it best to stick with your suggestion: a stamp on the zoning bylaw amendment.
