Yeah, it's really not little or crappy, and is at the intersection of two major highways about 3 or 4 miles from downtown Austin. What's the problem again? Oh, it's environmentally sensitive land? Well, the city should have purchased it then to use as preserve land. Just my opinion.

Sorry, I just look at those two pictures and would prefer not to see it there. It is (IMHO) a less than ordinary infill project in a not so ordinary location. To me, It's out of place. Driving into town thru that area was such nice relief to all the development around it.

Because we can build everywhere, does not mean we should. The impact of our beautiful growing skyline would look so much more interesting without that building in the foreground.

Hate it.

We didn't build it. The city didn't build it. The owner of the land built it. The land was obviously zoned to allow such a development. I am sure they had to construct numerous water quality controls, meet impervious cover requirements, as well as other other environmental protections. If not this, then what? A gas station? A drug store? You want to talk about out of place! Really the issue is you don't want to allow someone who owns land to be able to build on it. As I said before, if that's the case then you need to put your money where your mouth is, and buy the land yourself. Then you can do with it as you wish. Or why not the city, or SOS, or Sierra Club, or some other environmental organization.

A good chunk of the properties along south Mopac were zoned for commercial development long before much stricter ordinance(s) were enacted (SOS, etc.). Basically, zoning was grandfathered in.

Personally, I would have preferred this never been built. The greenbelt crossing feels like a natural oasis surrounded by Austin's urbanity. But, it is what it is. At the end of the day, the land owners had the zoning to sell/develop their properties as they saw fit. Doesn't mean its appropriate for its location, but it was not in control of regulating authorities.

But that land is not the greenbelt. I understand not wanting development in the greenbelt; that would be absurd. Are we not to have development near the greenbelt either? That's the same kind of logic as the Save Town Lake people had, or the OWANA people complaining about high-rises downtown being too close to their neighborhoods.

Actually, the development immediately borders the greenbelt.... situated along a narrow sliver of land between Mopac and the creek.

Sort of like Spring being on the edge of downtown. Or a lot of the new buildings downtown "towering" over the river. It seems like exactly the same mentality to me.

That being said, why was this land not purchased by some person, organization, or governmental authority if it is such a travesty for it to have built upon? That was only built a couple of years ago. Maybe SOS should stop filing stupid lawsuits, or doing petition drives for stupid causes, and raise money to buy sensitive land instead.

I agree totally they need to buy land so this stuff won't happen. I have to say tho that building should have never been alowed to be built, it an ok looking building
but I would rather see it built in the middle of republic square than see it built right there. Now every time I go down mopac and see it I just think wow, this used to be a 100000000000000000000000000000000000000000000000000000000000000000000000000000000000

Honestly, if the city was going to buy any land, I wish they would have bought the old pecan groves on Barton Springs Rd. They could have leased it back to the restaurants and trailer parks, but preserved the wooded feel in one of Austin's most distinctive areas. We've already got 1 or 2 condo buildings destroying that area, eventually all that land will probably be sold for a "better financial use". It's gonna be terrible for those condo owners when the amenity that was the Barton Springs "restauarant row" disappears because it's not the most financially profitable use...

Honestly, I'm not really that concerned about stuff going up right along 360 or 360 & Mopac, especially if that prevents them from going out farther into the hill country, or destroying places like Barton Springs Rd.
