Height restrictions in Ottawa are really only in the CBD/ByWard Market area. We have 7 buildings u/c between 30 and 40 floors, only one of which is in the traditional Downtown.

40 floors is basically the cap in Ottawa at this point, with six proposed, one approved and one u/c. The four towers approved above 40 floors (45, 55, 56 and 65) are unlikely to get built anytime in the next decade, if ever. They were all approved well before the pandemic, with no progress whatsoever (other than a pedestrian bridge to a transit station).

Certainly helps selling 600 units at $1000 a square foot being in Toronto's sphere and a large international university. (plus a medium sized university)

As for being in Toronto's sphere, it's not likely to happen but, there is a possibility Pickering could end up with more 150 metre plus skyscrapers than 35 to 149 metre high rises.

I joined SSP in late 2002

In 2003, Toronto had six residential towers with 40 storey of more floors and only 15 over 35 storeys.

14 over 35 floors were completed in 2023.


It just takes one or two to open the flood gates. I would caution more floors on the typical residential towers. It doesn't make it more prestigious like a corporate head office. It also may harm the living environment. More people under one roof isn't always better. ( or often the case in smaller towns, more above ground parking under one roof.)

^Waterloo Region has 3 big schools, big tech sector and a newish lrt which is allowing all of the high rises to go car-less. I can’t think of another city in NA that is seeing this type of growth (Halifax?).

These buildings aren't carless as it's one lrt line with (commuter spaced) far apart stations. However, each of the campuses does have an lrt station. ION, like with other capital transit projects in Ontario, encourages shoebox skyscraper developments. Up until now, investors bought into almost everything.

There's a New Brunswick retail group on Facebook. It was mentioned there.

A Rimouski Costco might parasitize some business from the Moncton Costco (at least if you live in Campellton or Dalhousie).

This is a big catch for you guys. Congratulations! You must be going to be the smallest city in Canada with a Costco. I imagine this is because of the catchment area. The nearest one otherwise would be in Quebec City, right???

Yes Quebec City (well Lévis on the south shore). There are 3 Costcos in New Brunswick I assume?

Did this group mentionned if it was under construction?

Its right on the southern edge of town so all people will have to do is exit the highway, go down the hill and they're there. See its really meant to parasitize a bit the Moncton Costco.

Nice little project in Rimouski. Nice to get some representation from outside the big 12 cities.

Here are a couple projects in suburban Ottawa.

First one is at 917 Merivale, a post war suburban main drag, replacing a strawberry box home.

At 2900 Brian Coburn in Orleans, a late 2010s suburban arterial (currently, all suburban houses and townhomes turn their backs to it). This modest 6 storey proposal is refreshingly out of character for the area, providing much needed density and retail to an otherwise exclusively low density residential area.

Refreshing? Usually just means more people living in a suburban shithole. I don't believe more density solves problems. The retail does have me interested should this get built. Will it lease and will tenants find success? There's a massive road allowance setback and there doesn't appear to be a rear access to convenient surface parking.

A four way stop is urban. A roundabout, a real one with yield signs, (Ottawa having roundabouts with traffic lights) is as autocentric suburbia as they come. (not as autcentric as the displaced left turn intersection (DLT) replacing roundabouts)

Not saying this is an unban oasis in anyway. Brian Coburn Boulevard is infamously dangerous and congested, and I'm no fan of roundabouts. However, in a City where the vast majority of densification pressures going in the urban area (inside the Greenbelt), it's nice to see a multi storey apartment building in a low density suburban community.

^ It's decent although I liked the original design too. I'm not sure about that green part on the front though. Looks a little tacked on and doesn't really relate to the rest of the structure for me. That could use a bit of refinement. I'll give it a sold 7.5/10

Origine Village is planned for the Dieppe Blvd area of Dieppe NB, Moncton's evil twin on the other side of the Hall's Creek Marsh.



a new neighbourhood with 15 apartment buildings up to eight storeys in height. They are busily constructing the new street grid this year. The first building will likely go up next year.
