yeah i have in a few. the small footprint towers such as this aren't very bad. you move up and down very quickly. it's a little surprising.

i guarantee you the republic will be awful though. that one will be worst in the city for a long time.

In Tokyo there are buildings with car elevators. I wonder why it's not a thing in the US (AFAIK).

I went out to fetch my garbage can and then had to seek relief from the heat with my new $13K ac unit, I can only imagine how brutal the heat is on the construction workers who have to wear heavy protective gear while doing heavy work in 100+ degree weather. I wouldn't last 5 minutes, if that.

They finally poured the amenities floor. That thing took almost a month to construct.

idk are they sure they have enough parking? Might need to add a few more garage levels just to be safe.

It's a bit of a gimmick, but I've always liked the idea that an apartment in west campus called the "Ruckus" did, by cutting down on available parking a lot, then giving every lessee a free Honda Ruckus scooter. For all they are more popular with UT students, scooters like that are just as usable and convenient downtown and in East Austin as they are around campus.

Though I suppose a good number of 26-35 year olds that would look to live here likely aren't willing to give up their car entirely in exchange for a scooter in the same way that a UT student would be happy to do.

There's probably not a large number of 26-35 who could afford a unit in this building... And the older crowd is even less likely to ditch their cars. So parking it is.

That is a lot of parking floors. I just wonder if the parking is assigned by floor for who actually uses their auto every day vs. strict assignment by the unit #. I know it is the later. But, really, in a socially aware society I would hope the HOA (is that right) would reassign parking for those who use it daily to the lower floors. Or am I just living in a dream world where we all just get along?

I remember reading that the median age of Austin condo owners was over 50. Pretty sure the renters are more in the 22-35.

I know a few boomers who keep a 1 bed condo downtown and place in Wimberley, Lakeway, Fredericksburg.

In my experience, in these buildings the parking lot(s) is deeded to the unit, and can't just be (re)assigned. In some buildings you get the parking spot assigned to you at contract signing; in others you are presented with a purchase selection, and spaces on lower floors predictably cost more (opposite from actual apartments, where the ones on the higher floors cost more). But no, there's no way they get reassigned by the HOA afterwards. They are deeded property.
Some people also buy overhead storage for their parking spots.

Yes, sure, but renters don't get to decide whether to have a parking spot. That decision (if an option, in many buildings you just get a parking spot per bedroom) is made by the original purchaser, i.e., them 50+ folks.

I was agreeing with you. Clearly this is a condo building, I have a couple friends who have one reserved,. and condos always deed the exact spots to the owner....at least that is what I have witnessed, just as you pointed out.

Funny you say that, they're well under-parked as compared to other condo projects. If memory serves they got a height or FAR variance as a trade off.

As an example, two bedrooms at Modern only come with one parking space, rather than the traditional two we see in other buildings. It will be interesting to see how the market reacts upon delivery. It will be a very walkable area in time so I can see it working out.

Ahh my mistake. I actually thought this was apartments, not condos.

In that case, everyone is definitely right -- the average age of a condo owner (as I can confirm from my own neighbors) is significantly higher, and most likely 50-60 depending on the building. In mine, there are probably 30%-ish of residents who are under 35, but the vast majority of them are renting.

In a condo, AFAIK, parking is usually just distributed out to units by floor and unit size, though there is always some negotiation at the very outset where someone putting a reservation down will get a better spot.
