Great photo! Does anyone know if they will be demolishing the existing trinity plaza (place?) ? If so, when ?

Wow, that's wonderful! I'm sure the new building will be a much nicer place to live! With views too maybe! So that means they will demolish it once Phase one is move in ready? That's not long from now! Thank you for answering my question.

The glass panels are now wrapped around the building including the mission street side. The metal panels are going up quickly. No you can get a god sense of the finished product as the three finish materials relate to each other. At the meeting I went to the contractor did refer to the construction as a "well oiled machine" they are moving along without delay and very quickly. At the current rate my predictions are... (they are at floor 23 now) The 24th floor done by April 30th. The exterior finishes done by July 31, and interiors complete before the end of december with no problem. In fact if they continue as they are going now they will come in ahead of schedule. I'm picking out my new furniture.

I do wish there were balconies on all the units. Its nice to have a balcony. Where are my friends gonna smoke?

You should have attended the Planning Commission meeting on 1960 Market Street at Buchanan which is being designed by the same architect. It will have very few balconies. One of the Commissioners objected that it didn't look San Francisco enough. The architect replied that it was designed with San Francisco in mind. If it were in Miami, where the weather is hot, it would be wrapped in balconies. However, people tend to store their hibachis and bicycles on balconies, which is visually unattractive and bad for the whole neighborhood, so even in Miami, he avoids balconies on the lower 12 floors. You'll notice that's what has been done at the Infinity Towers, which he also designed. I would agree...

Besides, isn't bed the best place to smoke?

Wellright now I can send them out to the fire escape in the current building since I'm at the end of the hall... every one smokes out there... but in the new building they will ahve to take the elevator down to the lobby and go outside. Oh well it's not my problem I guess. Still its nice to have balcony to have coffee on in the morning. Those of us who are used to living in Sf don't mind the stiff breeze or morning fog, we like it. plus i'd be able to store my bike and my hibachi out there.

My condo HOA has finally banned smoking in all common areas which includes hallways and balconies. I'm happy about that because the unit next door was once rented by a pack of Argentine students who smoked like chimneys on the balcony (apparently smoking inside was against their lease) and too much of the smoke blew into my bedroom window.

Anyway, I doubt you'd be able to smoke on your balcony anyway.

well I don't smoke myself but I still want a balcony so I can go outside. all the fox plaza units have balconies. I mean its not the end of the world but still.... a balcony gives you that high life feel.

and when did all these rules fanatics take over the city anyway? can't smoke on your balcony? wtf and its a condo - you own it- fuck that.

Im sure people will be smoking in the stairwells, thats what theyll do. They do it already. Or maybe the smokers will all choose low floorsand that will leave more high floors for me.!yay

In BT's example, it's the condo owners (HOA) who decided to change the policy to not allow smoking, probably because most experienced something like BT mentioned at some point in time. In a rental building, I can completely understand the owner not wanting smoking on the balconies and banning it (I'm going to imagine that a lot more people who live in SF these days complain about being around smoke rather than not being allowed to smoke - just my thought). There's nothing in city law that I know of that would prevent smoking on balconies.
