Can anyone explain how Colorado Center is already rising above the ground without any foundation being dug ?

The project goes to the Planning Board next week, and guess what - staff is recommending DENIAL of it! Discuss.

Best I could recall we haven't had any (notable) groundbreakings since 1144 15th Street and 2300 Welton Street in June (plus Alexan Cherry Creek in Cherry Creek). If we want to bring rents down in Denver then we need moar projects.

I assume White Lodging's dual branded hotel on 15th Street is still on course and Mill Creek has made threats but I wonder if or how many more groundbreakings we'll see this year - any guesses?

Is this the kind of "staff" we're talking about

or are they proposing a brothel? What is the objection or concern here?

Anyone know why this is being rejected? Also, looks like sky house is getting the Denver beige treatment. They've painted the exposed concrete on the lower floors. I think this is actually a good thing. Most sky houses just leave the concrete bare and it looks pretty cheap.

That actually makes me very sad. I like the Spire for the reason that they left the concrete alone. It's like a brutalist / modern combination.

EDIT:

This with aqua / green glass? Oh no... Oh no no no no no no no..

Boo to both of you! This is Denver. Everything is beige... uhh because of the mountains or corn fields or something.

The beige is better. Bare concrete looks unfinished - not a look that is going to age well. Less durable too, I'd think.

Besides, it has to match the standalone parking structure. Which surely wouldn't look better in bare concrete, vs. painting the thing beige.

  • Richman Ascension Group is the developer
  • The project is to have two levels of below grade parking.
So who is Richman Ascension Group? From their website:
Quote:
Richman Ascension Development is a joint venture between The Richman Group and Ascension Development...

Richman as a top ten multifamily owner across the United States... Ascension Development specializes in urban infill... and has packaged real estate deals throughout the West
Back in February, John Rebchook, Denver Real Estate Watch, details Richman Ascension's first purchase in Denver of the DPS property at Vallejo and Wyandot streets forf a 270 unit project in LoHi. Davis Partnership Architects will handle both projects.

Back at 9th and Grant, I love the use of courtyards which rds70 points out were designed to fit in with the historic area. I still don't get what the kerfuffle is about? /sigh

It's clear why it's being rejected:

1) It's not beige enough
2) It's too uniform, there needs to be some corrugated metal panels to disrupt the facade and provide interesting visualizations
3) It's too tall

Best renderings yet! I like it better with each iteration.

Do we have any other information to go off of other than a recommendation of denial? Does this proposal exceed the height limit for that lot or something? If I remember correctly that lot is zoned for something like 265 feet. Whatever the reason, this is starting to really piss me off. I hope this isn't a trend we can look forward to.

I'm pretty ignorant about these processes. Will someone explain who "staff" is? Does the so-called staff consist of actual planning board members?

We'll just paint it pink in 40 years.

It all comes full circle at last.
