For those who haven't been by Broad and arch lately the progress on 101 North Broad is picking up. Construction elevators are in place on the west side of the building and windows are being removed. Good to see this long dormant building coming back to life.

Thanks again Summers! The big projects are great, but it's the small infill that's making the biggest difference in street life and overall vibrancy.

Ahhh don't know how I feel about The Estates - 111-117 Walnut St... Although the renders did look amazing. How'd they look in person Summers?

This stunning church at 20th & Spring Garden has been going extensive renovation over the last few weeks. I was told by a construction worker it is to be condos.

I agree. The smaller projects filing in the gaps of small surface parking lots and empty lots really go a long way to improving the street.

They're okay. They're nice, but I don't like the cement screen wall or whatever it's intended to be. It looks like it belongs on a High School designed and built in the 60s or 70s. I like the corner home with the big windows though.

It's as though Toll tries its hardest to come up with the most obnoxiously banal suburban McMansion designs for Philadelphia, even it actually costs them more to do so. It's really bizarre and unfortunate.

Toll is one of those developers I feel actually really hates Philadelphia but will hold its nose and build here as long as it thinks it can make a few bucks.

But this design in particular seems almost calculated to spite us.

Yeah those Toll Bros houses are A-1 terrible. There is something very very wrong when, as a preliminary design, this doesn't result in a crumpled ball of paper at the architecture firm and never reaches the light of day. Where in the entire history of western architecture have you seen the facade above the top floor windows look like that? How can anyone be proud of this? The design is retarded—in the actual sense of the word.
