Wow, did not realize how many of the Transbay/Rincon Hill residential buildings were rentals as compared to condominiums. Particularly with the complaints about the high concentration of pied-a-terres in this area, this should inject some guaranteed new life into the area of people living there 24/7, adding for demand for cafes, restaurants, grocery stores, etc instead of the bland dental offices and bank branches.

I actually prefer rentals in skyscraper buildings for this very reason, that the building will get lived in and be utilized to its fullest capacity. While I think the fears of entire empty buildings are grossly overstated by NIMBYs and the anti-growth agenda, it is true that many prime units in the Millennium, 1 RH, etc are temporary residences that sit empty. Would love to see some data on that.

fimiak - thanks for the update at Mission & 10th Streets. The yellow crane is just outside of my view from my apartment so I was not aware of it till your post.

Heading out of the city on 101 before the merge with 280, you can turn your head to the skyline and now see some tall/new cranes for locations that appear to be approximately where 222 Second, SF Moma, and 45 Lansing are. Soon to be many, many more. Exciting time.

The Trinity Place thread got dumped into the archive, but Swinerton got the green light for phase 3 in December:

Trinity Place Phase III

Thanks 1977 for the link. I had noticed the difference in the way the excavation is being done and I now know why. Very interesting stuff at the link that you provided!

A boring redesign to be sure but its still a central piece of the new Central Market/Mid-Market, so I am optimistic. Foot traffic is key to this, and maybe the courtyard will be impressive. Excavation complete in June. Hopefully phase 4 will have some unique features remaining, but who knows.

I live about 3 blocks from the corner of Market & 8th and wish the ground floor retail included a grocery store (not whole foods/TJ's) but a real grocery store. It is such a pain to have to go all the way to church street to shop and lug everything home. I know it will never happen, but wishful thinking.

Which other Transbay lot is owned by Tishman Speyer, other than Lumina? Very excited about the possibilities! Too bad it's not 50 1st st.

"The local office of developer Tishman Speyer confirmed Thursday that it has hired Chicago's Jeanne Gang [architect of Chicago's Aqua tower) to design a tower on one of the city-owned lots near the future home of the Transbay Transit Center."

^I was just trying to figure that out myself. I'm honestly not a huge fan of Aqua, but I'm excited to see what Gang comes up with for SF.

At least Trader Joe's is cheap for many items....but I can't stand how Whole foods seems to be the default grocery store choice for new developments, when existing residents often would see more benefit from a cheaper option like Safeway.

Whether it actually happens or not, it's fun to think about what Jeanne Gang may design for SF. Just imagine if these two Vancouver towers were the new 50 1st St...

There is supposed to be a grocery store within the Market Sq building, called the Market. It is not a traditional style though, if that is what you are looking for. This one will have complete meals in addition to groceries and be similar to a small Ferry Bldg.

Blah- this amorphous trend is just lazy looking and unsettling. I do like Aqua, which is symmetrical in structure and has an awesome skin. Symmetry has been used in architecture since humanity began for many reasons, and we shouldn't stop now.

Amen, brother! One of my favorite buildings. I'm sure that she will do a good job (minus planning, city and nimbys).

It looks like John King updated the story. This version says it's the 100 block of Folsom, aka Transbay Block 1, across the street from the Infinity:

The site in question is the north side of the 100 block of Folsom Street, across from Tishman Speyer’s Infinity complex, a pair of glassy condo towers. The site is zoned for 300 feet, which is shorter than the Infinity towers but taller than the brick-and-limestone Gap headquarters to the east.
It makes sense since Tishman acquired part of the block last year. Tishman still has to acquire the remaining part of Block 1 from the city before they can develop the lot.

Socketsite also suggested the possibility that the hire could be related to the bidding for Block 8.
