Surprising that they'd build that small, 30 seems tiny. Most of the newer Best Western, Super 8 type hotels seem to be in that 50-100 room range.

The esplanade riel bridge has a new tenant but not a restaurant this time.

The city will be leasing it out to a technology incubator to promote tech in Winnipeg. They'll also be making some sort of Tech Hall of Fame in the building so there will likely be public access of some sort.

Clearly 3 restaurants failed to get anything going there because of location so this is an interesting concept and I hope it works out.

Well, an office may not be the highest use of such a prominent space, but obviously restaurants aren't either. And if it's going to be an office, then a biotech incubator is a pretty cool choice. I'm glad there's a public component, too.

When the downtown Hudson Bay store closed I said a national museum on the history of Indigenous people would be a good idea for there. Due to the large amount of space could also include an educational component for things like self governance and language preservation, not just teaching but researching, etc like a post secondary institution normally does.

On one hand the timing seems right for something like that. But on the other, how many big, expensive national museums can we handle here?

A national museum for Indigenous history is something I’m very surprised Canada hasn’t built yet it’s long overdue.

I also believe if/when that museum is built the only suitable location is Winnipeg due to our massive indigenous influence. We have the second largest population of indigenous people in the US and Canada. If we built it on the Bay site it would probably be ideal because it’s across the street from the Qaumajug (largest Inuit art gallery in the world).

Would the Bay be the best spot for an Indigenous museum? With the obvious history there. Or maybe it's actually the best spot. A triumph of sorts over the colonizers.

Canada as a country is not ready to fully admit and reconcile the past... A National Indigenous museum will not happen until that time or it would just be a huge sham.

I'm thinking more in terms of our capacity to support the costs and to provide a flow of patrons through the museum. It wasn't that long ago that there was an aggressive fundraising campaign where many local heavy hitters made huge donations to a national museum here... are they ready to step up again? Consider that there are cities with a larger pool of wealthy donors.

Also, I don't know what the CMHR's attendance numbers are like but I don't get the impression that they're all that great. Winnipeg is not a huge tourism destination. If we spend a half billion on a museum, then are we OK with 50 or 100 people coming through to see it on the average day?

The National Centre for Truth and Reconciliation will anchor the park network of the Southwood lands development at the UofM.

Also, museums are great when they are in areas with other life, but they don't make the street livelier on their own. The area around the CMHR is lively because of the Forks. The CHMR itself, after its opening hours, is just a lovely dead hulk of a building. Museums shouldn't be lumped together in a 'district'.

Hard to see but nope it's active uses behind the trees. I have very first hand information

COLLABORATIVE PLANNING
The applicant worked with the Urban Planning Division to make adjustments to the project. Specifically, the following elements were incorporated into the design as a result of the collaborative planning process leading up to receipt of the application:
At the request of the Division, the applicant:
  • Located the building close to Pembina with parking underground and/or behind, mostly hidden from view of streets and sidewalks.
  • Reduced the number of vehicular approaches from Pembina from what is there currently, to reduce fragmentation of the public sidewalk and increase pedestrian safety.
  • Provided ‘active uses’ up to the street (i.e. not parking or a parking screening wall).
  • Visually ‘broke up’ the building with a left to right design rhythm to avoid long wall effect.
  • Ensured that the side facades are similarly vibrant to the front façade – given the side facades in this location will be very visible from the public realm.
  • Provided mixed use (residential and commercial) in order to align with the vision for Regional Mixed Use Corridors articulated in the Complete Communities Direction Strategy.
  • Did not exceed a maximum density of ~400 sq. ft. of lot area per dwelling unit, in order to not compete with the two nearby rapid transit stations which are the areas in this vicinity targeted for highest densities.
  • Located a major building entrance/exit at the north, for seamless pedestrian and bike connection to Jubilee Rapid Transit Station.
  • For the residential components of the building, provided a min. of 10 ft. front yard to provide some relief from Pembina.
  • Submitted an engineer’s report confirming rail safety given the property backs onto the CN Letellier principal branch line.
