From the Historic Old Fourth Ward Conservancy Facebook page.

"Perennial Properties Inc. will break ground soon on a 228-unit luxury apartment community along the Atlanta BeltLine at North Avenue and Somerset Terrace near Historic Fourth Ward Park and Ponce City Market. According to Somerset Development Manager Jay McGinnity the “site’s design will play off the old mills that were prevalent in this neighborhood in the earlier part of the last century, while complementing existing architecture...” The Somerset will have a swimming pool, grilling areas, fitness room, business center and cyber café/lounge where residents can interact and entertain. Studio to three-bedroom leasing will begin next summer."

"Sportsplex" planned next to Atlantic Station



A development group is proposing a sports complex next to Midtown’s Atlantic Station.

Odyssey Sports Atlanta would develop the “sportsplex” on land between 450 and 464 Bishop Street. The industrial site is next to the 138-acre Atlantic Station mixed-use development at the Connector and 17th Street.

^^This looks so bad, I have to wonder if it's better to just leave the lot vacant, or maybe put a McDonald's with a ton of parking there instead.

Fantastic news!

I'm sure Fuqua will sue and drag it out, but so will Garden Hills and other nearby hoods. Bad idea to begin with, hideous site plan and a very, very sleazy way to do business with Fuqua's sneaky 399,000 sq. ft. plan to escape ARC scrutiny.

Now on to the defeat of the equally vomit indusing proposal along the Beltline in Glenwood Park. Here's hoping the Denver media picks up this story as he's proposing an equally bad plan there and attempting to use TIA funding (a la Town Brookhaven) to pull that one off.

Drove through Buckhead this weekend. The Regent Partners development site between Realm and 3344 Peachtree is mostly cleared, and a rendering of the proposed development is on the construction fence. Not quite what they rendered earlier this year, and I couldn't tell if it was the start of a higher 300,000 SF project to be built later or if it was simply a 2 floor deal, end of story, for the site. Needless to say, while I'm happy Buckhead is seeing all this infill, traffic there is still a nightmare and the area will never be pedestrian friendly to the extent Midtown/Downtown are/will be.

Odd Sportsplex

Sorry, but am I the only one wondering why won't this Sportsplex be located inside Atlantic Station as opposed to behind it? With the present owner at AS struggling to re-define the district, you would think they would swoon over the opportunity to incorporate this concept. I personally believe urban-format recreational activity could thrive inside AS. Plus, the presumed scale of this venue would plug one of the gaping holes along 17th street beautifully. Bishop street just doesn't seem like the ideal location for this venue.

Also, in my opinion, the render contrasts starkly with the intended use. The description sounds like Chelsea Piers, where as the image presented here screams shopping mall in Shibuya.

I used to live in Shibuya, and this design definitely would look at home there

It's odd how some people say ATLstn is struggling while others feel the complete opposite. There are retail spots to refill, but that was part of the solution, and the retail mix has greatly improved (hopefully Atlantic Grill further expands into The Grape's space, Fox Sports Grill's space gets a tenant worthy of the corner site, and Cal. Pizza Kitchen becomes Mellow Mushroom, another local chain). Also, the Atlanta Open tennis tournament was a huge success, and Cirque is back this fall. Could you explain how ATLstn is "struggling" in any way? It's a shopping, dining, and entertainment destination that some people think looks "fake" because of where it is, some of the product mix, and some of the clientele.

The new recreational facility would include an Olympic-sized pool; 10 basketball courts; 11 tennis courts; two lacrosse and soccer fields; and a hockey rink.

I don't think you'd fit all that into one of the existing footprints.

I actually think this could be a good use for that property. It would hopefully provide much needed connectivity between AS and the adjacent neighborhood. Pedestrian bridge over the tracks maybe? There could be some great synergy between the complex and AS with public appearances for teams/athletes. I'm unsure how the land is zoned, and while I'd like to see residential units, that train that cuts through can be very loud.

It is real. They have hired very expensive attorneys and have filed permits with the City of Atlanta.
