Riel committee agenda is out, the Markham/Gull lake development is out.

2 buildings, one 10 storey adjacent to the rail line and a 4 story in an L shape following Gull Lake. Definitely a good TOD project near U of M.

1011 Pembina, that's the Pemby site?

That road in the back view isn't there. Instead a giant BRT underpass. Great access to the AT network from the Pemby site. Right at the front door.

I still think they could've bought the surplus land from the BRT project to the north/west.

The original twin tower proposal had an understated elegance to it.

I think the original rendering shown below would have been one of my favourite residential towers.

Pembina Highway just keeps going up. Genuinely surprised by the numbers of large projects out there. Maybe not so surprised though based on the student living conditions out there.

Yikes...both those Pembina buildings are hideous. But let's get real, Pembina is an awful street in every possible way, so this architecture is actually quite fitting in the end.

Why can't 2737 Pembina be built flush to the street, instead of that little parking lot out in front, to at least give some semblance of proper urban design? Most of the newer builds on Pembina accomplish this to varying degrees, but this one is pretty well a throwback to the 70s in terms of how it addresses the street.

LOL. Why stop there... they might as well have gone on to say that the proposed design has been optimized for good feng shui.

Actually don’t mind the Pemby Proposal not nearly as good as the first 2 buildings render but ok , as for the one further down Pembina just awful the colours etc exactly Valhalla Towers 2021 Anything would be better than that dated architectural mess !
