Skyhouse AC Chillers

So, an update on the state of the rental market in Midtown. I have been looking for a high end rental 1 br after my rent at Post Parkside jumped 23% from last year. The larger 1 br unit there now costs >$1400/mo, and they're getting pretty dated. I saw a unit at Spire; the owner said he got 7 calls in the first two hours. Another unit at Plaza; the agent wanted $130 application fee even to consider me. At Metropolis, I offered $100+/mo above asking for a unit and lost it to someone else. I've been looking all over Midtown for the past couple of months for a high end rental, and I've basically given up looking because there is so much competition for any rental unit that goes on the market. In my search I did learn a couple of things.

Biltmore at Midtown (formerly Post Biltmore) is spending $8000/unit to upgrade those rentals.

Skyhouse is placing its AC chiller units on the balcony for each unit instead of on the roof in a move to cut costs. Maybe they should have left out a couple of levels of that parking garage instead. My friends and I now refer to it as Skytrailer. You can see the AC units on each balcony from their Oxblue cam.

Wow! The competition for those apartments is pretty impressive. It would seem to bode well for the potential of more new construction in Midtown. When is construction of the tower in the old Loca Luna space supposed to start?

I used to live in Post Biltmore when I was a 3rd year at GT back when 2 BRs were in the $1600 range, LoL. I'm lucky...I just got a place at Mayfair in July (moved from 1280 West where I'm sure you can find rentals...in fact PM me, my old place is a 2BR that may rent in your desired range and features hardwoods, stainless steel appliances, granite counters, etc, the landlords are great and would love another GT student/grad in there).

Am I the only one that thinks that some serious road/infrastructure changes need to happen in the West Midtown area before these developments happen. The insane traffic and bombed out streetscapes can't support multi-family ad infinitum. It's going to be like the Buckhead loop before long -- gridlock and chaos 24/7.

Agreed bout the traffic, but... Northside Drive and 14th Streets aren't really problematic. And 10th Street's problems can be fixed with a better traffic light system. I live at the corner of 10th and Northside and witness at least 2 accidents every month due to a lack of a turing arrow on 10th street.

Howell Mill is a nightmare but there is enough land to widen the road near the waterworks and possibly to 10th Street.

The massive cluster on Howell Mill near 75 could IMO be tamed by closing the dozen separate entrances to the fast food joints in favor of 2 main entrances into the larger developments (I believe all of them can be accessed from the larger development currently, and if not, they can be made to do so). For example... The District has a tiny secondary entrance that opposing traffic literally grinds to a halt to use instead of continuing an additional 20' (also literally) to the main entrance that has a traffic light with green arrow.

Prices are going up everywhere. I lived in Highland Walk in Inman Park for 4 years and my 1 bedroom rent went from 850 to 1200 a month. Inman Park is so much one of the "it" spots in Atlanta, that rents are out of control.

I currently live at Eon in Lindbergh Center and pay 1400 for a huge, brand new two bedroom. It was built as condos, then went into foreclosure so has all the bells an whistles. I spend most of my "hitting the town" time in Midtown now and it's only a quick 2 stop MARTA ride from Lindbergh. So it's like living in Midtown, without the high rent.

lol holy shit that is trashy. thats the kind of shit they do when they're building projects, not luxury rentals.

The lot on Glen Iris @ Rankin near 4th Ward Park has been cleared. I believe another condo building is going there but don't remember where I read that.

So if anyone wants to get Novare in trouble call of City of Atlanta and have them send out and inspector. I doubt this was in the original plan, as it's ILLEGAL in SPI 16 in most cases (although the ones on the side and rear yards are legal). Are they also outside on the West Peachtree Street side?

3.Building mechanical and accessory features:
a. Shall be located to the side or rear of the principal structure and shall be in the location of least visibility from the public right-of-way. Screening with plant or fence materials shall be required if the equipment is otherwise visible from the public right-of-way.
b. When located on rooftops shall be incorporated in the design of the building and screened with building materials similar to the building.
c. Shall not be permitted between the building and any public street.

article14 appears to be open! There were a few people sitting in there last night with the TV on, and they've wrapped up the last few cosmetic details. The sign has been installed over the door, and both this and Olmstead are being advertised in the 1180 elevator TV's. With all this construction and competition for rental units, I hope to see two more groundbreakings in Allen Plaza...

Also, from where I sit (1180), 77 12th seems to be moving fast. I couldn't see it over the trees last week, but suddenly it's in plain view from my office. Any updates on Meehan's Atlantic Station and whatever will replace Fox Sports Grill and The Grape (hopefully a second expansion of Atlantic Grill)? Replacing the bottlenecked ice cream shop with self-serve Yogli Mogli was pure genius, and I hope we can get another local brand in ATLstn by replacing California Pizza Kitchen with Mellow Mushroom. Finally, any rumors about what may eventually be built between 1180 and One Atlantic Center on 14th? Was it part of the new symphony master plan (like an expansion of Art Center Station with frontage extending to 14th?).

With the apparent shortage of apartments, I wouldn't be surprised to see a lot of older, blighted properties repurposed into apartments. I'm thinking of buildings like that one on Peachtree @ 85 with the big peach. If you can do a modest amount of general building rehab then throw some cheap finishes into these units and rent them for $1,000+ with no problems, I would think people will start doing that pretty quickly.

I'm amazed by how quickly the Atlantic appears to have filled up. It used to be a gaping black hole in the sky; now it's almost as fully lit as any other residential building.

They still might have some sort of exterior treatment in mind to shield them. (I shudder at the thought of what it could be.)

The project, which can be built out by 2015, will encompass 205 apartments and 39k SF of retail surrounded by a more than 500-space parking deck—all on a 3.3-acre site at Elizabeth and North Highland.

I think it's this project. So glad to see more construction in the Old Fourth Ward. This is going to be one of the coolest parts of town when Ponce City Market opens!
