This one is now under construction with shoring completed and excavation starting on the site. The GC on this is Jackman Construction. This development has had some changes since it was originally approved since Kitchener has passed the Growing Together zoning. With the new zoning this property is SGA-2 which allows for 8 floors. The building is now 8 floors with 95 units and one floor of underground parking. It is to be constructed using precast from my understanding.

The developer has also bought the property adjacent to this one (63 Courtland) which was the original Schneider's facility before it moved down the street to the property at 321 Courtland which is now being redeveloped by Auburn as The Metz. 63 Courtland is being used as a staging area for this site. There are plans to develop 63 Courtland however those discussions are yet to be public facing but there have been behind the scenes discussions with various city of Kitchener staff members including Heritage staff.

Auburn has made getting a picture of this site rather difficult with the hoarding walls they have installed, the vantage point I took the last two from is now blocked off, it's still possible to get a photo but I was being watched so I'll try again another day. Looking through the site access off of Courtland they have what looks like a section or two of raft slab left to pour, columns going in for the first underground level, and then where I was taking photos from they have the second underground level started.

There's now 3 tower cranes up here, it looks extremely out of place depending on what angle you're viewing the site from.

A major development is starting construction in North End Halifax. WM Fares is planning for 3x40 floors with ~933 residential units in a mixed-use development. The site is 2.5 acres and is located along a planned BRT route next to CFB Willow Park.

This one is going to be really visible. It is on a 60 m hill and it should be 120 m tall or so.

The architecture doesn't do it for me but this area was a total wasteland before and this density is enough to make a meaningful change while boosting demand for transit. I do wonder about the BRT concept and the densities they are permitting.

That little 10 storey building doesn't look dense but it is as it's built right up to the edge of the lot. It has a relatively high FAR and by itself probably has the density level of a Japanese city. Then next door are DND lands developed kind of like they are in the countryside.

The new buildings will be roughly behind the right cluster of buildings, in front of the ones farther away on the hill. They should look about as tall as the taller radio mast (which is something like 300 m in elevation, but is much farther away).

30+ towers built and under construction in Halifax, with Google Earth satellite imagery. Not sure if this is comprehensive.

Dartmouth is really going to look different in a few years. It has 2-3 towers just under the 30 cutoff under construction too.

I count around 50-60 projects under construction in this part of town on the Halifax Developments Blog map. I believe there's no hard cutoff on what's included but generally that would be substantial multi-unit developments, offices, or institutional buildings.

Not sure what the "future development" to the left is, although there's a lowrise non-heritage brick building with low lot coverage there that's probably a candidate for redevelopment. The one to the right is "The Promenade" which started a while ago but is delayed because they destroyed a heritage house while moving it.

Are there really ten plus 30 storey towers under construction or are you counting every tower in multiple phased proposals? Just sayin'; SSP Halifax is quite proactive when it comes to counting developments under construction.

These two look straight out of Waterloo. At least they make all the other mediocre 30 storey tower developments (that I know of) look alot better in all aspects.

This is meant only to include structures for which there is excavation or construction activity. For example, the Little Brooklyn development in Dartmouth is apparently eventually planned as 4x40 but only one is under construction in this phase so it counts as 1.

It's debatable when to consider something under construction but in practice it's rare (maybe 0 cases in Halifax in the modern era) for a developer to do a bunch of digging and for nothing to ever be built.

There are some more detailed renderings for Spring Garden West but they're a bit limited (I think they were a bit allergic to showing the full height): https://www.mlsarchitects.ca/work/spring-garden-west

I don't have much of an opinion on Waterloo highrises but I think this development is decent and fits in with the area. It is going to have some nice detailing and a masonry podium. Retail spaces all around the base, which this area needs. It's a prominent intersection along a transit corridor, and it's next to what was the city's tallest building back around the 60's (70 m Tupper Building). This area had some other highrise housing going back to the 50's and there is a huge amount of demand for housing here today.

Here is a rendering of the Little Brooklyn project (named after an old ballpark that used to occupy the site) around the bridge area in Dartmouth:

The tower to the far right is under construction. The plain shapes meant to show massing are other developments. I'm curious about the one to the left of Metropolitan Place.

One could find many critiques of this development I'm sure but it's basically replacing a wasteland and it's right by a transit hub.

Holy cow - that's crazy how dense Dartmouth is getting. It always came across as a rundown area near Halifax to me, but that's only based on walking through the area a few years ago.
