I think someone may already have asked this but what/who will likely be occupying the Leslie House? Is it potentially open for lease for businesses i.e. a Dentistry?

At its new Pacific Street location, a revitalized Leslie House will serve commercial uses, including retail, service, and office needs.

According to Hoese’s report, the terms of a restoration covenant will include the “condition that the future residential strata be legally responsible for the maintenance and upkeep of Leslie House”.

I guess they would make money from renting out the building.

Quote:
In 2005, 1380 Hornby Street was rezoned from DD (Downtown) District to CD-1
(Comprehensive Development) District (435) to permit the development of a 16-storey
hotel. While the hotel proposal did not proceed, Leslie House was designated as protected
heritage property as part of that rezoning by Heritage Designation By-law No. 8879 and a
Heritage Revitalization Agreement (HRA) was registered on title to 1380 Hornby for the
rehabilitation and ongoing conservation of Leslie House. The HRA was further
supplemented by a Heritage Restoration Covenant as a condition of further changes to the
hotel proposal. Bonus density associated with the cost of designation and conservation
was provided as a part of the rezoning.
Quote:
A new Heritage Restoration Covenant replacing the existing one would be registered on title,
containing conditions related to all aspects of the heritage conservation and the ongoing
protection and maintenance of Leslie House, as outlined in Appendix B1. For instance, the
restoration covenant will ensure that the heritage rehabilitation is complete to the
satisfaction of the Director of Planning prior to occupancy of the tower on the Hornby Street
Site and will provide for ongoing conservation. It will also include the condition that the
future residential strata be legally responsible for the maintenance and upkeep of Leslie
House.
A draft conservation plan is contained in Appendix G, which outlines the scope of work
necessary to conserve Leslie House as well as the Statement of Significance (SOS). The
existing HRA which was registered on title as part of the 2005 rezoning will be discharged
from title to the Hornby Street Site, as it would become obsolete if the current rezoning
application is approved. The associated HRA By-law will also be repealed.
Recommendation B of this report provides that Leslie House remain legally protected through
an amendment to the Heritage Designation By-law No. 8879 throughout the construction
process and beyond, at its current location (until construction of the tower commences), at
the temporary location (during the construction of the tower’s underground levels) and at the
final location on the Hornby Street Site.

They are spending hours replacing a window unit on the third floor above the Pacific St entrance. There are cables strung from the roof down to the street plus a window washing unit involved in the work. BTW Just north of the entry to Vancouver House on Howe is a good view looking up of Grosvenor, Burrard Place and 1335 Howe together.

Looks like a bit more work, maybe paving by end of next week?
A drive-by this afternoon 3:16 pm

As mentioned by C3YVR, they also replaced 3 windows on the third floor above the Pacific St. entrance.
You can see the temporary window seal or holding brackets on those panes.

Those match the ones in the greenspace at the north end of the bridge -
they must be a "bridge precinct" design.

it was so poorly handled. they could have used the alley or HOWE ...way more than they did fr moving of material.

and even now..... MONTHS .... to do what to the street and curbs out front? a basic rebuild?

WHAT IN THE HELL IS TAKING SO LONG!

now they are excavating and grading the middle two lanes there. COME ON NOW PEOPLE! that could be done on a weekend over night closure it does not take 2 weeks like it has been now.

I wonder if Grosvenor will be turning their eye to the Brentwood site now that this is almost complete. It's currently scheduled to host food trucks through the end of August, but AFAIK they haven't even (publically) begun the rezoning process.

Are they really building a bike lane also on the north side? That's how it looked like to me and it did make me wonder if 2+2 lanes are going to remain here? Even on the south side it looks like there is only going to be one right-turn lane and one lane straight. They are seriously changing all streets Downtown to 1+1 lanes which is crazy for a centre of a 2.5 million people metropolitan area.
