Sorry folks, I came here to capture a circus like high-wire act with large panels but they're only regular panels, so I did not stick around, headed over to Fifteen Fifteen and the Kuma site (will post later)

Not sure how the top will be finished off, perhaps (some of you may want to cover your ears, I'm about to use the "S" word) perhaps more spandrel panels.

B6 isn't perfect, but nevertheless ...

Despite the shared dislike of spandrel, I think that all in all, this building will fill in that corner of Pender nicely in any event. Combined with the now-commenced project at 1166 W Pender,
the street will take on a much different feeling in two or thee years.

Thanks for the update. Tower looks awesome, such an improvement on previous. Looks like it is getting pretty close to glass complete.

Any news on how many floors each tenant are taking?

Daily Hive Jun 1 2022, 4:32 pm says twenty floors (of 33) for Microsoft.

but TechVancouver writes in June 2022 that they are looking at more than that.

Heard rumours that Microsoft would be leaving the Nordstrom building and their just occupied Gastown building to relocate those teams to B6. Doesn't make a lot of sense to me as the amount of money just put into the gastown location was huge. Anyone hear the same?

In terms of space in B6, it might add up. Avison Young's Q2 Office report says the building in 100% leased, with Thorsteinssons taking 20,000 sf, WeWork 100,000 and Microsoft 405,000.

In terms of making sense financially, Microsoft can probably cover the lease costs on the vacated space and not even notice. They also have space in 858 Beatty and 375 Water St, as well as 155 Water (the recently occupied space) and 725 Granville, so there could be other reshuffling, and/or leases coming close to renewal?

Seems like Colliers recently had 70K sq feet at 155 Water listed recently?

Top floor of 375 Water is for lease as well which seems to have been an old Microsoft Canada address. Sublease expires in 2026.

Suite 400 would have been Miller Thomson.

This article said they were planning on consolidating their office space though the quick exit from the Gastown building does seem strange unless it's some huge work from home shift.

Quote:
It has leased 405,000 square feet at the 32-storey, 534,000- square-foot Bentall Six development at 1090 West Pender Street, which is expected to be complete later this year.

Microsoft leases space at four other downtown Vancouver locations, and its plan is to consolidate its workforce, Thompson said.

FWIW there were some articles in 2021 saying Microsoft took over the Miller Thompson space:

Quote:
3. Microsoft at 725 Granville Street (Pacific Centre)
48,000 square feet on a single floor
Formerly occupied by law firm Miller Thomson
Marks Microsoft's second expansion at 725 Granville in 12 months
Property owned and managed by Cadillac Fairview
https://techoffice.io/blog/first-mov...s-in-vancouver

2022 article about it:

Quote:
This deal was like a complex puzzle; if one piece did not fit, the bigger picture wouldn’t work. It is this dynamic that demanded immense coordination amongst the five parties involved in the deal; Cadillac Fairview, Microsoft, Miller Thomson, EY, and Colliers who represented Microsoft and Miller Thomson. This showcases the teamwork that is possible within our industry with a condensed timeline and global pandemic. The deal involved an early termination of EY at the TD Tower, relocation of Miller Thomson from 725 Granville to the former EY space, and expansion of Microsoft into the space Miller Thomson moved from.
https://naiopvcr.com/page/officelease22crea

Seems like they had 37,000 SF at 840 Cambie at some time as well.

https://www.collierscanada.com/en-ca...ayvon-besharat

There was also a 20,000 SF expansion at 725 Granville by Microsoft in 2021 as well into the Mobify offices.

Yeah, Miller Thomson retreated to conventional offices just 5 years after their experiment with open concept offices.
