I've often thought EcDev ought to go over to the folks at planning and tell them to get their act together regarding their asinine anti-development mood.

Michael Marini is a wildly incompetent idiot who shouldn't be allowed anywhere near the city's marketing budget. It amazes me that he's continued to hold the top marketing job at the city for this long.

EcDev people hate the planning and building departments.

Just did some number crunching on height for those hoping for a modernized skyline.

The Stelco Tower is 7 metres higher than the escarpment
The current Vrancor build at George/Caroline will be 11 metres higher than the escarpment
The Connolly at it's original proposed height would be 12 metres higher than the escarpment.

I don't have exact height elevations for the Connaught tower proposed, but it will also be higher than the escarpment, and quite likely by a greater margin than Vrancor and Connolly.

So, despite the upcoming height restriction at city hall, we have potential for a vastly improved skyline over the next couple years with these builds already approved.

And for future builds adhering to the new height limit, the skyline will still be impacted. Currently George St is pouring the 31st floor. Partway up the 31st floor is where they break through the escarpment height 'limit'. So the current height of that build is what will be allowed through much of the core.
As you can see from any angle of the skyline, it is very visible and very impactful on the skyline. So if we can get a bunch of builds that go right up to the allowed height, our skyline will continue to grow and improve.

Phase 3 of the Connaught is not proposed, it's approved and is going to be 36 storey's. Phases 4 & 5 are also approved. The entire development was approved when Phase 1 was approved five years ago.

correct…I meant I don't yet know the exact height.

However, I think it's 117 metres the more I think about it. I'll verify with the city approval document…. 117 metres would be dynamite in that spot.

Oh and pretty please, no flat roof for the new build. A spire, curve, or a swoop or anything, just not a boring flat roof.

Very serious. If anyone wants to discuss this further, post in the Connaught thread.

woah I just discovered something on the official set of elevation drawings I have for this project.
The actual final height is going to be 104.3 metres… not 102.9

I went deeper into the elevation file and there is one that shows details on the mechanical penthouse and screening. The actual final height listed at the very top of the mechanical floor is 104.3. They've just poured the 31st floor which brings this up to 95 metres…so almost another 10 metres to go still before it is topped out. Will look wicked on the skyline.
So, another 32 feet to go roughly.

Not sure how I missed this portion of the file before, but these are the approved plans that I obtained from the actual city hall planner who worked on this project.

Seeing how dramatic it looks already at 95 metres makes you realize how much the new Connolly at 106, and the Connaught at 124 are going to stand out.
Sadly we're headed for a lull in crane activity downtown once this project and City Square take down their current cranes.
I'm not sure who will be next? Platinum at King/Queen?? Connaught? TV City??

The 106 was for the Original Connolly development. We currently have no idea how large the new building will be. It's a completely new developer and team working on that project now. I would even be shocked if they still called it The Connolly.

hence the reason I referred to it as 'the new Connolly'.
At the heritage meeting the other night, the concept was presented. Same height as what was already approved. Only change is slightly extending the exterior walls out to the previous line of the balconies.

The builders are modernizing the architectural design of the project, but not messing with the height/massing/ground floor etc.... This was expected since it's the most straight-forward path to build. Any reduction or increase in height would have required an entirely new set of approvals from city hall.

I had a feeling they would go this path for the reasons you mentioned. Thanks for the heads up on the height. I wasn't aware they were keeping the exact same height.

sounds like the only changes will be to those exterior walls which will necessitate a minor variance to grant them the extra few feet of 'encroachment'.
