Not necessarily. There are about 3 acres adjacent to the last IBM building site where a large IBM building was demolished several years ago.

The view of the Domain, including the IBM towers from I35 and Parmer is quite impressive and with the addition of these 2 towers, it does look a bit like a contained 2nd downtown with a muted skyline.

IMO, traffic at the end of the work day on Alterra and Domain Dr. will be quite horrendous by the time all of the office towers are done. Traffic is already being backed up on the Mopac access road past Whole Foods on some days (waiting on the Duval light).

Hard to believe there are not building any condo's At the domain, Seems like a prime spot for it.

I've always wondered why no condos? when we were buying a home, I said if they had condos in the domain I would consider.

I've often wondered that as well. However, considering the growth in the area, I wouldn't be surprised if a separate lot (not officially a part of the Domain) might be purchased and utilized as such by a developer. It's definitely a growing area that will see more as time goes.

Am I misremembering that the IBM campus across Burnet Rd. is also planning redevelopment? I thought they were going to give over some of their parking to a new building or two. Was I wrong?

I don't think IBM even owns that campus anymore.

From Austin Business Journal Ausgust 2015:

A blockbuster deal for North Austin: IBM sells campus near The Domain, more development planned

Brandywine Realty Trust announced a huge investment in the Austin market — a day after another real estate company announced it also is sinking more big cash into commercial real estate here.

Brandywine has bought out IBM Corp. at the so-called "Broadmoor" campus at 11501 Burnet Road. It's adjacent to The Domain neighborhood and commercial complex in North Austin and has much more room to grow. Brandywine and its predecessors and IBM (NYSE: IBM) had owned the campus in partnership since 1991.

Brandywine is proceeding with a master plan to determine the potential for that land. There is no indication that IBM plans to vacate.

Another interesting add to that is CapMetro's 2025 plan, specifically the route for the 803 Metrorapid and the "domain" circulator.

Rather than turning West into the Domain (as it does currently) they have it turn East into the IBM campus (connectivity for the Domain seems to be provided by the circulator).

My suspicion (though without any evidence) is that also may signal a new Red Line stop(turning East allows easier transfers between the Red Line and the metrorapid). I know putting the Kramer stop further north was one of the original options, but I believe it was vetoed by IBM at the time.

Nice concept if it ever gets built. I just hope they save the majority of the trees. It's the largest stand of Eastern Red Cedar (a true Cedar unlike "Mountain Cedar" which is really Blueberry Ashe Juniper) in Austin and some of the best conical form grouping as well. Invest a bit more money and they should be able to move them for use along roads. Negates having to wait years for smaller trees to grow large enough for shade. There's also quite a few nice Bald Cypresses mixed in as well.

As a comparison, the full build out for the Domain seems to be planed to be about 5.3 Msqft office/retail (not including hotel or residential).

So this would be a bit smaller (assuming it ends up even close to 5M, which might not be the case). But all in all quite a big addition.

Wow, that's a lot more thorough than I originally understood. My impression was that the parking lots facing Burnet were to be developed; not the entire IBM campus! Very cool concept; I hope it works out.

I agree that the grouping of trees there is pretty spectacular. I'm sure (I hope) that's taken into consideration as well.
