I like to see a fairly dense mixed use development on the Hydro land, with a ped bridge from Jubilee Station to Pembina added to have easy access to RT.

That would be pretty cool. More national urban parks would be great.

I'm sure there are various potential sites along the rivers or within our cityscape.

No, but I think it was mentioned in the transit master plan for future, whenever that might be.

Yup, though the route to the Hydro building gets hilariously rough once the AT path turns into the southern bit of Harrow. Heading North: AT path to a gravel parking lot with a big divot in it to one of the worst patches of concrete in Winnipeg. That connection needs a lot of love - once you're past Taylor on Harrow, it's an acceptable magic safety paint sharrow.

It's quite far out of the way and again ignores what many complaints were of the RT routing – not connecting directly to the existing density on/along Pembina.

Interesting WFP article about a seniors housing complex going up in the Centennial area just north of Central Park. Sounds like an area resident saw the need, got busy fundraising, and a couple of years later they're ready to build:

Now, where over 22,000 square feet of empty space collected dust, will be a 48-unit building on three storeys. Affordable prices will be up for studio, one- and two-bedroom apartments — all of which are created to be accessible for senior residents.

Launched in 2000, the Jubilee Fund is Manitoba’s only charitable investment fund. It aims to raise awareness of the interrelated issues of poverty reduction, financial assets, and access to credit — while providing loan guarantees, direct loans, and bridge financing to non-profits working to reduce poverty.

The loan to Harriet Street Seniors Housing represents the largest ever provided by the Jubilee Fund in its decades-long history.

It's not "quite far" ..... the existing AT is in blue below. You could appropriate some space from some parking lots and build a more direct bridge to the station where either the yellow or gold lines are. From the Hydro site it looks like it would save people maybe 200 metres of walking. I don't think you can justify spending tens of millions on a ped bridge when there's one 200m away.

For the hydro site, sure. If you want to get to the East side of Pembina it's over 1 km as you can't cross at Harrow or the south side of Stafford.

There's no residential on the east side of Pembina. I also don't think we need to build a Ped bridge just to provide more direct access to a strip mall.

It’s a really neat story and great to see new investment, especially in affordable senior’s housing, happening in that area.

It’s a rough area though, and I would be sweating having elderly vulnerable family living there. It’s not that far from that other failed project on Colony/Isabel that was in the media recently. All the best that this thing is designed better to suit the realities of the area, especially with the elderly in mind.

I was thinking that, too. Rough patch of real estate for a senior's complex. I've heard the Central Park area is getting a bit better every year... maybe by the time this is done it will be moderately safer. But still, I've got doubts about this one.

I at first also was elated.Once i realized the area, I thought, was an opportune location for criminals who frequently cause trouble in the said area, to now be able to prey on the elderly as they might only venture out to the doctor or go for groceries.
A walk or early am or later evening stroll might be tempting fate. The winter time it might feel like imprisonment for them.

substantialy better then it was 10-15yrs ago but yea still lots of work to go on making safer but the areahas come along ways
