The province just passed new Airport Vicinity Protection Area Regulation. I couldn't find a map of the areas but this looks to be good news for the Polo Park development.

Summary for those in a hurry:
  • Slightly altered from draft plan to reflect better modelling
  • Effective immediately at the provincial level
  • City required to update its bylaws to reflect provincial change
  • More stringent noise-proofing required for new residential construction
  • Plan accounts for future embiggening of the airport

The look reminds me of The proposed Portage Place residential towers and some for Polo Park if they ever get going.
It is a great look.

Slightly off-topic but the Co-op in Saint Norbert looks so urban I was so surprised to see it at the end of the city.

I would not be mad at all if they took that exact same design and just popped it down on any Downtown intersection and put a 30-40 story building on top of it. If I had to pinpoint a location just replace the current Earl’s with the Co-op and that would be huge to transform downtown.

^ I agree, it's a good looking store that compliments the streetscape... it's a nice change from the typical supermarket design of a sea of asphalt with a store plopped down in the middle.

Now if only Co-op started designing their gas bars a little more like that supermarket instead of using the sea of asphalt model.

I quietly suspect that recent St. Norbert developments have the aim to leave good impression to Americans traveling to Winnipeg…I think the end result is good.

Speaking of which, has that gained any traction whatsoever since the last discussions on here months back? The RockPort signs went down, and the entire thing was graded over, and not a peep since.

Agreed that St Norbert is a nice entrance until the bypass gets built. A few extra multi-story residential units south of Coop could be a great filler.

I'm not ready to call TCH thru headingley a travesty unless you're talking the highway itself having so many lights. Basically every major urban centre has the "pitstop for traveler hotels, light industrial, and miscellaneous low-overhead-truck-dependent businesses on the fringe of the city" strip. You don't come off a cross-continental highway and BAM you appear in the most idyllic neighbourhood of a city >500k people.

^ Everything about it is bad. Regina used to be that way until they totally fixed up everything east of the Victoria Ave shopping strip. Now it's high speed traffic right until you enter the city. That should be the goal for Winnipeg. Well, that or just give up and build the Headingley bypass already.

I think it's already accepted that it won't be fixed (or not worth the fix) and the only thing to do is wait for the province and feds to get along for joint infrastructure money and build the bypass.

I just got back from Calgary and came back to the city that way. I always find it interesting to view through fresh eyes. Portage Avenue is actually nice. Lined with those 60”s apartment blocks and it becomes a pretty good commercial strip. The giant problem is it’s ridiculous width. This massive 8 lane highway is so ridiculous. If we could take a lane off each side, add a centre street transit way, plant trees, widen the sidewalks, build bike lanes etc, it would be totally different.

Imagine this is Portage Avenue.
