There's already a new thread for this development, with lots of comments ([Moncton] 20 Record Street).

Happy Brew Pub is putting in a new patio (in behind).

Photo from Retail Talk & Share

They must be planning on opening sometime before the summer season.

Question if anybody knows: Would Ashford, or would the tenant be paying for these renovations? They've been working on it for quite a while, so I would imagine it's pretty costly.

From what I can see in this photo alone, you have about $150,000 in PT lumber and about $1,800 in labour.

There is construction going on about their property. Not sure if it is parking or landscaping?

I am unsure where this question goes so I will place it here. With the results of all the new councils being announced on the 25th, will there be additional developments happening in the Greater Metro Moncton area or even Southeast NB as a whole.

I don't imagine there will be much change unless the new council has an anti-development bias. I am not aware however of any candidate that had an overtly anti-development platform.

It is possible however that some proposed developments might have been withheld from the PACS approval process until after the council elections so as to not have any influence on the election process. We'll know more in the next few months.

I can't speak for the southeast, but in Saint John, staff recommended I hold off bringing a good-sized project to council until after the election. I think they wanted to keep the old councils from putting new councils in awkward positions. I assume there's others in the same boat.

They are beginning to apply the exterior cladding to the Ashford building on the NW corner of Highfield & Gordon.

Is it this fall when it will be completed?

I imagine that the cranes for the other two ashford buildings in the area will probably come down some time soon too. For now you can see them and the new one at the Junction Urban Village all together as your crossing the bridge heading into Moncton.

Great stuff BlackYear. Your drone photos are definitely one of the highlights of the Moncton section of SSP!

The downtown west end is really starting to densify.

I was saying to someone at my work the other day, pretty much since the Avenir Centre completed there has been a building boom in greater Moncton. Not even just downtown either, Dieppe has a new 10 and 7 storey buildings, the north end has several 6 storey buildings and an 8 storey one under construction. But especially downtown, with 55 Queen, Junction Urban Village, the two hotels in the Highfield area and the trio of Ashford buildings in the Highfield/Weldon area as well.
With a number of larger projects on the horizon, it’s just a matter of time before we start to see some of those larger projects in the west end of downtown. I imagine that the Aquilini group must be wanting to get in on this boom sooner or later too. Francesco Aquilini is worth 3.3 billion so he is definitely capable of building something substantial here. There is probably room for at least 3 towers and probably a parking garage in the middle. Either way the City has a very bright future when it comes to development.

There is no question that the impetus for the building boom in the downtown, especially the west end, has been the opening of the Avenir Centre. We really have to thank former mayor George LeBlanc for his methodical efforts to spur on this visionary process, and the current mayor Dawn Arnold for remaining true to the vision of the Avenir Centre, and to the overall goal of downtown redevelopment.
