Thanks Viperlord for that great bit of news, and Blah Amazing for the site reminder. Really heartening to see that neighborhood coming along so nicely.

Holliday Fenoglio Fowler announced Thursday that it has arranged a $96.9 million refinancing of the 651,778-square-foot, mixed-use, upscale retail, office and entertainment complex in one of the fastest-growing areas of the central business district...

..."We ended up purchasing the note from the former owner and it really didn't provide capital for going forward," said Ed Reading, Vestar executive vice president of finance.

Reading said the project was well received in the lending community, and Vestar found a lender willing to provide enough money to not only knock out existing debt, but pay for improvements in the future. The funds could cover such things retrofitting space for a tenant, he said...

...Capital improvements to The Gateway buildings, common areas and parking garage are finished, he said.

"What's left is really the finalization of signing tenant leases and putting those tenants into occupancy," Reading said. "From a timing perspective, the last piece of the puzzle will be the hotel."

Salt Lake City mayoral candidates are answering questions related to transportation policy on Wednesday, June 5, from 630-8 at the main library. Sadly I can't go but does anybody want to go and give the footnotes? I have absolutely no idea who the best candidates are right now, but I'm very interested in what people say here.

Another reason for the homeless to go somewhere else. You can either have an upscale neighborhood or homeless enclave. You can't have both. If there is a solution to the homeless crisis, putting them at the Gateway shouldn't be part of it. There has to be another way.

SAN DIEGO, Calif. – March 14, 2019 – CommonGrounds Workplace, an enterprise-grade Workplace-as-a-Service (WaaS) company collaborating with businesses of all sizes and office asset owners in multiple U.S. cities, has signed an 84-month lease and renovated the former Orpheum Theatre in downtown Salt Lake City, Utah.

The entire three-story, 19,792 square foot historic building at 132 South State Street in downtown Salt Lake City’s On Regent Theater District is now CommonGrounds’ newest location. It is the first CommonGrounds Workplace to open in 2019 as part of the $100 million Series A funding expansion program.

A ribbon-cutting ceremony was held March 14, 2019 at 11:30 a.m.



“Salt Lake City’s vibrant, growing enterprise and entrepreneurial community makes it a natural fit for a CommonGrounds Workplace location,” said Jacob Bates, CEO for CommonGrounds, who is also a Salt Lake City native. “This building, the location and nearby amenities has made it a place where highly skilled employees want to work, which helps companies hire and retain talent.”

The multi-million dollar renovation included a near-complete demolition of the entire building’s interior and comprehensive tenant improvements, while retaining the architectural details of the 115-year-old building.

The Salt Lake City CommonGrounds will serve over 200 members, with configurations available for teams of two to 200. Amenities include six conference rooms, a main floor communal pantry and living room, and additional social gathering areas on each floor. The entire building now has enterprise-enabled network security at gigabit speeds. The proprietary CG+ app allows members to connect with a variety of services, including wireless door entry, conference room reservations, event registration and a job board, with new features coming soon.


Invita will be located on the main floor for CommonGrounds members and their guests with a barista serving traditional Italian coffee blends.

Tiffany Hughey (801-709-3832) has been hired as the local CommonGrounds workplace manager, bringing over 15 years of local real estate experience to the project. She previously worked for Alliance and Greystar in the Salt Lake Valley.

The Orpheum Theatre was originally built in 1905 and was converted into an office building in 2003, with the original façade kept intact. The historic building’s original iconic 12-foot Venus statue and the grand lobby entrance welcomed theater guests for nearly a century.

“Building owner Property Reserve Inc. played a pivotal role in our selection of this location,” said Bates, “They are the kind of owner CommonGrounds could scale locally and globally. We work in tandem with real estate owners to help them deliver a variety of real estate services that landlords are not usually able to provide to tenants. These solutions range from coworking to Workplace-as-a-Service and Headquarters-as-a-Service space options, with enterprise-grade design, finish quality, technology infrastructure, amenities and worklife programming to differentiate their property from the competition and increase retention.”

CommonGrounds was the co-designer of the space with Rapt Studio. Other project partners included St. George-based Westland Construction, TWO and Tecno-SpA.

Was walking by the carls jr at 2nd south and state yesterday and they were again taking soil samples in the parkng lot.

Has anyone out there heard anymore about the supposed highrise apartment that is supposed to be built on the site?

I did find out more about the highrise apartment building at the Carl's Jr site. I didn't post it because there really isn't much to discuss. The design is in progress and everything is conceptual at the moment. My source said it likely wont break ground this year.

I hope they are thinking big for this site. It is a great location for a highrise. Does anyone have an idea on when construction will start on Liberty Sky and The Convention Center Hotel? I was hoping at least one of them would have started by now.

I'm just guessing here, but I think Liberty Sky would start at the end of summer, and demolition for the convention hotel would begin sometime before the end of the year, and excavation beginning at the 1st or early 2nd quarter of next year.

millhouse said 28 stories in his last post about it but looks like it's still in flux. That's about the same size as KIC's apartment building in Boston, their tallest development. Perhaps they'll decide on taller in the end but I'd expect around 300-325 feet.

The CCH won't start anything major until after the NuSkin convention in October. Once that is complete, work can begin inside the convention center to accommodate the pending construction. I would expect work to start clearing the plaza possibly around the same time if not a little later.

It is doubtful we will see a crane for the CCH until late January or early February (2020).

Liberty Sky I think will break ground in late July or early August.

Phase 1 for The West Quarter (Block 67) should start next month.

200 E and 200 S is set to become the corner it always should have been.

I don't think CW Urban has made a bad project yet. Of course, I do wish they would dip their toes more into the affordable housing market, but otherwise every project they make is very urbanism-oriented and high quality.

I didn't know that the new pedestrian tunnel under State Street was going to have retail and a restaurant.

Too bad the restaurant won't be able to serve alcohol because of the dumbass decision to put a meetinghouse there.

Liberty Sky has a much larger impact on the skyline from the east then I was giving it credit for in my mind. I actually really like how all of these projects look when seen together. It shows that even though none of these projects are a new tallest, the impact they will have on the skyline and the streetscape of the CBD will be immense, especially with some of the planned infill projects added to it.
