Safety reasons? To prevent people from breaking into you 1st floor condo?

I think Wasatch was referring only to the One & Nine, not something say like 'The Metro.' I'm don't think ground-level retail is an option at the One and Nine location.

Drove through downtown today at lunch and the crane for Kirtland Condos is coming down.

Got to disagree with you on this one Wasatch- nothing kills a neighborhood vibe more than having the parking at ground level. There is a condo tower on first south and 10th East that has this, and it is wretched to walk past those grouund floor parking stalls. Liberty Midtown has this same scourge of a design does it not? I think having people living near the action on the street actually makes the neighborhood safer. I live only a few blocks from this condo project, on the ground floor even, and have never felt unsafe.

I think it was Urban boy who said the street should be treated as an asset, I agree. Maybe the location doesn't justify retail at the ground floor, but it certailny shouldn't preclude residential. In fact, the ground floor may actually be more attractive to those with access issues. I realize nobody wants to live somewhere where they feel unsafe, or are drown out by nearby traffic. But with the right materials and proper lighting, I think both of these concerns for ground floor living can be easily addressed.

I would like to see them do a major re-work of that tower on 1st and 10th that your talking about Wasden. Doesn't it sit back enough from 1st that something could be done with the street vibe? That is of course, if someone with half a brain would make the investment overture. Probably the owners are absentee.

It's a bit more expensive but I really like what Central point has done in regards to parking and the main floor: Underground parking, first floor has retail with common areas/courtyard, residential units on the remaining floors. The building has a great relationship with the street which attracts business and creates activity.

I believe that the Gateway Hyatt Place and Gateway VI will both breakground this summer. ( Around June or July )

I hope so, as I'm anxious to see these two start to take shape. I especially have high hopes for Gateway Six. I really like the style of that one.

I was referring to just this one project, and I would want lobbies at all entrances from street level (I live in the Riverwoods in Provo and this is the set up)



The lobby is just above the white truck on the left, its hard to see. There is a second lobby on the back side of the building by the townhouses...

...I like it much more than say how it is currently arranged with the One&Nine.

Ideally, I would definitely prefer ground level retail, but this isn't always an option given proximity to the CBD/zoning...

Utah Stories has the exclusive release of the revised Sugar House Granite Block plans. These condos could sell for upwards of $400,000-- quite a change in culture from the punks smoking out in front of Sugar House Coffee.

I like it as well. Really nice design.


Delts I am also excited for Gateway 6. Really hoping they stick to the plans this time and make this beautiful building a reality.

Has anyone been by Broadway Park lofts recently? What is the progress?

On another note, I really think Huntington condos are being built in a perfect locaton and hope to see similar qaulity condos built in this area. 1 block from transit, steps to Trolley square and the new whole foods. Liberty park just down the road. Very cool.

I agree with the rest of you, that this is an exceptionally attractive development design. I also think that there will be local entrepreneurs who will jump at the chance to open up local-scentric shops here. The trick will be to just provide a service that is unique,high quality and hits the target of Sugarhouse and Valley residents. Even at higher rental rates, if the product is right, local merchants will thrive in this type of development.
