Student Tower planned downtown near GSU

Ambling University Development Group is planning an 18-story student housing project in downtown Atlanta.

The Valdosta, Ga.-based company submitted plans to the city of Atlanta earlier this month to redevelop an abandoned hotel and service station at Courtland Street and John Wesley Dobbs Avenue. The 270,000-square-foot project would include 254 residential units and 17,000 square feet of commercial space.

The property sits close to where Georgia State intends to build new law and business schools. In 2010, the university purchased about 2.4 acres at John Wesley Dobbs and Park Place, near Robert W. Woodruff Park.

The site also is within a five-minute walk of the Atlanta Streetcar route, a 2.6-mile loop that’s under construction, slated to be in service late next year

I think we've now got enough real midrise/highrise stuff going on that we can start to regulate what goes on in this thread a bit more. (And by real I mean NOT stick-built.)

- Skyhouse
- 77 12th
- Dual-branded hotel
- 6th/Peachtree apartment tower
- GSU law building
- GSU dorm project
- The 8-floor apartment complex next to St Regis
- Whatever is happening at Buckhead Atlanta
- Demo project & replacement building next to Buckhead Station (walked by a couple days ago; demo is well underway)
- Hyatt Midtown refurbishment
- The hotel refurbishment project in downtown whose name escapes me
- Ponce City Market
- CDC project is complete?
- Cox is finished building offices at Perimeter?

None of these are terribly exciting (we really need a big new office tower, but prime vacancy rates still need to fall a few points before it will probably happen), but there's definitely more going on than there has been for several years.

I believe you're thinking of the Days Inn conversion to an aloft Hotel (part of the Starwood family - W, Westin, St. Regis, Sheraton, etc.)

One of the realtors at 1010 has recently been telling prospective buyers the following about 77 12th - Daniel Corp (the developer of both 1010 and 77 12th) plans to convert 77 12th to condos in 5 years, and will market them as higher end units than 1010. Will be interesting to see whether or not this is the case.

The construction on 77 12th still seems slow, but methodical. It look like they are adding a floor about every 2 weeks. Perhaps the pace will pick up. Skyhouse will probably be fully rented by the 77 finish - or so we hope that the market is that strong.

It's so slow I seriously wonder what they're doing. I'm guessing now they're working on the first residential floor, and hopefully if the next few floors are all the same it should speed up? But if someone on here had some knowledge in this area I'd love to know why it's taking them so much longer than other buildings that have gone up with oxblue cams over the past few years.

Any news on the Museum Tower? Met Life (can't rem if it was cancelled or on hold)? 6th & Juniper? Am I forgetting anything? I know there were a few others that were on hold.

Isn't that kind of a stupid move on the realtor's part? Telling potential buyers the neighboring building will one day overshadow the building you're selling.

I think it really depends on the floor plans of the building whether or not you can easily convert the place to super high end. If it's all 800sf 1bdr and 1200 sf 2bdrs, there's only so much hardwood and stainless appliances you can add before it's not any more high end. If they built the walls/floorplans w/ the expectation they'd turn a few 1bdr units into super 3bdr models then maybe but knocking down walls/kitchens/bathrooms of a 5 yr old building isn't too cost effective.

Night Skyline Video

Greeting's all! I'm in the process of gather footage of the Atlanta Skyline and I thought I'd make a few short videos to share with everyone.

Couldn't agree more, seems dumb for 1010's realtor to be volunteering this information. She said 77 12th was going to have higher end amenities and potentially higher end finishes including glass balconies, and that it therefore would be marketed as the next step up from 1010.

But part of what makes a condo a condo and an apartment an apartment is floorplan and size. Condos are meant to be home and are built as such, whether or not the appliances are Viking or the floors true hardwood. Apartments are scrutinized less by potential renters than condos (especially in Atlanta) are scrutinized by potential buyers or investors.

A 2BR in 77 12th is going to be smaller and "more efficient" than a 2BR in 1010, I would think. I've seen the 77 12th floorplans, they are smaller than the Skyhouse floorplans and about the same price (so technically more expensive). I do believe glass balconies are part of the design.

77 12th is also an inferior location with inferior views...In Atlanta for owning a condo it's all about being "on Peachtree" and everyone knows that, LoL. You get dinged in price for not being in Midtown and within Midtown you get dinged in price for not being on Peachtree.

Agree with many of your points. Peachtree is a superior location and 1010 will have better views. 1010 floorplans are also larger on average. The two bedrooms at 77 12th are on average larger than the two bedrooms at Skyhouse - also the location, finishes and amenities of 77 12th will be superior to Skyhouse - so I would expect there to be a price difference.

In an interview with the newspaper of general circulation's editoral board, key members of the development team tasked with creating one of the most ambitious transit oriented development projects (TOD) in the world ooutlined some of the key issues surronding the peoject as well as went on record regarding the projects cost and completion dates.

is this an old rendering of the 10th street dual branded hotel? It looks better than the pics I've seen - the parking deck covering is much more attractive in this one. Would be nice but I suspect it's an earlier one.

Also, I noticed today that the framing on the parking deck appears to be a higher quality material than in the renderings we've seen. It looks like decently interesting patterns of black steel/metal.
