Wasn't that building just a "vision" created for Midtown Alliance purposes. I remember clearly seeing it in a document that Midtown Alliance put out.

I doubt it--this was most certainly academic exercise. Gensler didn't spent much if any billable time on something like this-- their architecture is generally more sophisticated anyway. This is what it says, a student project.

Is it "unusual" for the Midtown Alliance to add an academic exercise into their Blueprint for Midtown?

I like that there will be a mid block pedestrian alleyway between Aqua and the Mark. Who'd of thought this part of Midtown would be on fire.

Really enjoy the new proposal. Glad to see they are making the pedestrian experience better in midtown by shortening the block, too. The general design and the retail complements the area well.

I like the fact that these developments are getting incrementally better at screening the parking with each new proposal. I am guessing that they will eventually be able to completely “mask” these parking behemoths making them almost completely internal – with the exception of having to somehow naturally ventilate them.

Iv seen some very interesting low-intensity ventilation techniques used in the middle east that could be easily implemented here and would completely screen the decks. The biggest driver is of course cost but as consumer tastes improve and the land value increases the quality of new proposals will adjust and make more novel solutions financially viable.

Well, the alternative is underground parking, which we all know is costly and has it's risks - Just ask GaTech with it's CODA building.

How long until Mac’s goes up for sale? But really, glad we are seeing multiple developments on one block. Helps with density, frequency of retail, and allows for all sorts of options in a close proximity. Alta midtown for example, nice addition to the neighborhood, although an underwhelming use of space. Probably only needed half the block to deliver the same amount of apartments in a similar fashion.

Before Mac's, I'd assume the FDA building goes? Looks like they have received Congressional approval a few months back for the relocation of the Midtown laboratory in Atlanta, GA. That lease is up in November.

Please, please let the FDA building go and get put on the market. Mac's can stay forever for all I care. One of those weird ~12-story hotels they jam on a postage stamp lot is probably the only thing that can fit there anyways.

This one does a great job with units screening parking-- above ground parking is not a problem in this case--

I thought a few months back FDA said in all likelihood they were selling as soon as they could, which presumably would be Nov.

I wish this was a regular apartment or condo development, other than that, I’ll be disappointed if this new proposal does not get developed. Will be nice to have some consistent retail along both sides of 10th street.

Totally forgot about the FDA building. Definitely another prime parcel for redevelopment. Mac’s, as much as I stopping by there and would have to see them go, I hope will one day be redeveloped. It’s the same size parcel as aqua, so I don’t want to hear more of that 12 story hotels nonsense! Biggest issue would be operating the crane, although I’m sure they’re figured it out in denser locations before. Just look at lilli!
