Here’s a big proposal from Westbank along East Hastings at Glen Drive, a total of 924 housing units across three noncontiguous sites.

-39 storey rental tower on the NE corner 385 units at 23.3 FSR
-38 storey rental tower on the SW corner, adjacent to the rail track, 382 units at 16 FSR
-19 storey social housing tower closer to Vernon at 1168-1180 E Hastings with 157 units at 10.4 FSR.

Media Advisory: Tenants to Hold Rally Against Rezoning at Vancouver City Hall; Over 1,000 letters sent to City Council in opposition

Vancouver, BC — THIS Thursday, tenants at 5455 Balsam St will be protesting the rezoning of their property in front of Vancouver City Hall. Their landlord, Larco Investments, is applying to build an unaffordable high-rise on top of their garden space, which would remove their parking garage during construction.

Striking workers from Sheraton Vancouver Airport hotel, another Larco property, will join the rally in solidarity. Vancouver City Council has received over one thousand letters from tenants and community members in opposition to the rezoning. The rally will be held ahead of a public hearing on July 9, where they will express their concerns directly to Council.

Here's the proposal's Shape Your City Page. It adds 145 rental homes in a 14 floor building, and doesn't displace any tenants of the existing rental building on this property.

Note the concern for many wasn't tenant displacement but the shittiness of the landlord (Larco, q'uelle surprise). Anyway, its approved now:

Vancouver council approves controversial 14-storey rental tower in Kerrisdale
Coun. Sarah Kirby-Yung: “I am not impressed — I will be honest — with this applicant.”
Mike Howell

Vancouver city council was unanimous Tuesday in approving a proposal for a 14-storey rental housing tower in Kerrisdale, despite concerns over maintenance, repairs and other issues associated to an adjacent building owned by the same developer.

Larco Investments Ltd. owns an 88-unit rental tower at 5455 Balsam St. called the Fontainebleau Apartments and now plans to construct a 145-unit market rental tower on a portion of the same property.

In giving Larco the green light, council attached a series of conditions to the proposal in response to tenants’ concerns at the Fontainebleau Apartments, a 1960s era building which has a large seniors’ population.

Council’s approval included criticism of Larco.

“I am not impressed — I will be honest — with this applicant,” said Coun. Sarah Kirby-Yung in her closing comments.

“We desperately need new rental housing in the city, and you don't want to be against that. But taking care of existing renters, and particularly seniors in our city, I think is fundamentally important.”
During the public hearing, council heard from tenants who complained of laundry machines, toilets, leaky pipes and kitchen sinks not being repaired or replaced in a timely manner.

At times, garbage had piled up in the basement for several weeks.

The building’s pool has been closed since the pandemic was declared in 2020 and sidewalks aren’t shovelled during snowfalls, said Daniel Kasowitz, one of many tenants who opposed Larco’s proposal.....

I think this is an example that illustrates perfectly the problem with our restrictive outlook on housing. Landlords have zero need to be competitive in the housing market because vacancy rates are next to zero, while the electorate decries any effort to boost supply. Good that this project was approved, and hopefully the existing building sees improvements.

Worst housing affordability crisis in the city's history.

"But what about MY garden? And what about parking? Won't somebody please think about MY parking. I don't want this. I want MY life and MY neighbourhood to be forever unchanged. Stop inconveniencing ME for the betterment of society."

The gall to label it unaffordable housing when what they're doing by blocking new housing in their neighbourhood actively makes housing unaffordable.

I'm so tired of these people. Selfishness on an entirely different level.

It's Kerrisdale. Selfishness is part of the ownership guidelines.

Wonder what the leases look like and how parking factors into that - mainly due to "residential building constructed in the 1960s with 88 unsecured market rental units".

As it looks like they're getting rid of parking spaces for the original building / they wouldn't be available until after construction is complete. Looks like there is a small corridor between the new and old parkade.

Units are $2,950–$5,155/month

CityHallWatch says a bunch of tenants already gave up because of issues with Larco with others getting eviction notices for various reasons.

Existing building has 84 spots and the new one will have around 121 spots but with new bicycle parking.

https://rezoning.vancouver.ca/applic...ng-booklet.pdf

Rezoning Q&A also said this:

"Larco will arrange for an alternative temporary off-street parking solution for existing tenants for the duration of the construction period."

Infill around Joyce Station

Quote:
For the site, Sightline Properties is proposing a 38-storey tower with 408 rental units, consisting of 112 studio units, 156 one-bedroom units, and 140 two-bedroom units, with 10% of the residential floor area provided as below-market rental units. The tower would also sit atop 3,691 sq. ft of retail space on the ground floor and have a density of 18.89 FSR. A six-level underground parkade would also provide 183 vehicle parking spaces and 641 bicycle parking spaces.

After publishing the rezoning application on Friday, however, the City of Vancouver noted on its webpage for the project that the application "requests consideration of height and density in excess of the existing policy."

The subject site falls into Sub-Area J2 of the Joyce-Collingwood Station Precinct Plan, which designates mixed-use development with a maximum mid-rise height of 150 ft for the site. The height of the proposed tower is 384 ft, which is significantly taller than the 36-storey, 315-ft tower being developed by Westbank at 5055 Joyce Street — one building over from Sightline's site and directly adjacent to Joyce-Collingwood Station.

4910-4950 Willow St - Ronald McDonald House Rezoning Proposal

Quote:
Plans for a second Vancouver Ronald McDonald House have been revealed that will seek to elevate care for families with sick children in British Columbia & Yukon. This 14 floor building, with 75 long-stay homes will be nestled a block from BC Women’s & Children’s Hospital.

While we may have found this proposal, we give a sincere hattip to Abby Zieverink for reporting that Ronald McDonald House secured these 3 properties at Willow & W 33rd Ave nearly a year ago. Sadly, it’ll be a few more years before these homes could be approved, let alone built.
