If they do it the way they do it in proper downtowns, without a massive surface lot*, sure, but:
1. Support independent grocers and they'll have better stock
2. Many small groceries is better for accessibility (distance from residence, integration into commute) and not driving
3. Diversity of specialty shops can thrive when not being run out of the neighbourhood by a billion dollar giant.
4. People are going to have to learn to shop without their car.
Besides, if Sobey's or Loblaw's or Co-op want to open a supermarket downtown, they certainly can. I find it hard to believe they don't have a department watching neighbourhood [planned] growth and doing the maths. They don't seem to think we're worth it, or they're keeping it under their hats.
