I should make a note that on the unit factors table, the penthouse is about 500 sqft smaller than the number I gave, which is probably what you get for usable floorspace once you subtract out interior walls, columns and such.

And yeah, it's listed as a single unit. So it's big.

100% agree. Even the studios look quite good for a <500sqft space. I wonder why so many developers get this wrong with weird corners and wasted space that you have to pay for but can't use efficiently.

That 900 sqft layout looks smaller and more cramped than the 500 sqft Guardian unit.

That actually makes those triangular units at Keynote seem efficient. There isn't a single functional room in that plan and that kitchen placement is just terrible.

That living room will be hard to lay out furniture in if there are baseboard heaters. Otherwise besides the ensuite/walk in space allocation, I don't have a problem with it.

Baseboard heating? What is this, the 80's?

I thought new buildings are forced air nowadays.

In buildings of this scale - yes, typically forced air.

Baseboard heaters are still very common. It's very efficient to have a central boiler to supply heat to a building. Forced air is usually used when cooling needs to be added. Some of our more mechanically inclined members could probably provide some insight.

Personally in a building with curtain or window wall (especially with the latter) I would always use baseboard heaters as you are going to introduce heat at the coldest point and can usually avoid having clod floors.
