On the lower floor units where the buiding is sheathed in glass, those windows are floor to ceiling. very nice. The studios (jr ones) average about 460 sf. roughly 27x17. with the breakdown roughly as follows

enclosedsleeping area 13x8.5 living area 13x8.5 walk in closet 5x6 bath 7x9 entry/kitchen 13x8 very ample cupboard and pantry space. and "built ins" style wall unit for linens in bath room. Stone counter tops. and Walnut style pergo throughout. for easy care. as well as what seemed like 9 ft ceilings and whirlpool appliances. I can only tell you my jaw dropped when I saw the mock up.

It's certainly a big upgrade from the old hotel rooms that you have now!

Still high off approving a family-oriented building in the Tenderloin, the Planning Commission smacked down last night's other "transformative" project, Trinity Place Plaza Whatever in the Civic Center — advising against the mysterious redesignation they sought of the below-market-rate requirement. It turns out Trinity was seeking a flip in the requirement, allowing them to make more of their BMRs studios, rather than one-bedroom units. To follow planning code, Phase I — which is reaching striking distance of Soma Grand's roof as we speak — would need 10 one-bedrooms and two studios to be below market rate. (Sidenote: 360 of the total of 440 are "voluntary" rent-controlled, with rates transferred over at $600, give or take, from the existing Trinity apartments.) But with most of the building studios, they'd have to dig deeper to let 10 of its non-rent-controlled one-bedrooms go cheap. With us still? Rather, they wanted it 10 studios and 2 one-bedrooms, since these studios, they insisted, are super nice. Like, for serious nice.

Actually, several of the planning commissioners agreed— at 460 square feet, one compared them to junior bedrooms, and a couple others wished they could have a unit for themselves. Verdict, though? Nope. It just wouldn't be right. But other amendments that sailed through: the term of the construction agreement shall be extended from 15 to 20 years since "we're in the worst crisis since 1929," and the podium/parking garage, upon which the open courtyard will rest, will be built all at once, rather than in phases. Final nugget of fun: Sangiacomo plans to jump on Phase II, the $200 million Market Street-facing portion with 550 units, as soon as Phase I is done (occupancy planned for Jan/Feb of next year). Phew! The list of amendments goes to the Board of Supes next.

So it sounds to me like we're gonna get phases 1 and 2 plus the podium and then we might have to wait a very long time for phase 3. I assume they will have cleared the site of phase 3 so I wonder what will happen to that 8th/Mission corner while we wait (or you guys wait--I doubt I have 20 more years in me).

There may also be some changes to the elevations and finishes on phases two and three but that was taken of the table for now and will be re addressed when the time comes. The commissioners seemed to be aware of what those changes would look like and seemed to be agreeable. so the finished product may not look exactly like the drawing. Something to do with doing more to break up the monolithic look along market.

furniture?

nativeguy - you seem pretty knowledgeable about this project. i moved in in december. any idea what will happen with the furniture? will they be moving them to the new project? (or will there be new or no furniture?)

The relocation is part of a deal that city landlord Angelo Sangiacomo struck in 2007 with the Board of Supervisors, allowing him to tear down the old motel and build as many as three towers that would be taller and larger than what is permitted in the mid-Market area.

Sangiacomo agreed that the rent-controlled units would be replaced by the same number of low-price homes in a new 24-story apartment tower - meaning the current Trinity Plaza residents would have cheap rent for life. He also committed to renting another 12 of the building's 440 units at below market rates.

In the other two buildings, at least 15 percent of the more than 1,000 total units must be rented at below-market rates.

The deal was ironic given that Sangiacomo, who is in his 80s, is called the father of rent control in San Francisco. His steep rent increases in the 1970s helped inspire a public response to protect tenants.

The development was back in front of the city's Planning Commission last week to clear up some details. Meanwhile Sangiacomo had a model of a new apartment constructed in the basement of his company's headquarters on Market Street.

It turns out that stylish faux-wood floors, bright white paint, modern bathrooms and marbel kitchen counter tops are in store for the tenants.

"It's a wonderful thing we've done here," Sangiacomo said recently. "These are beautiful apartments."

you can keep the furniture if you want it and they will move it to your new unit. If you don't want it then you can furnish your new unit yourself. whichever you prefer.

thanks nativeguy. real quick question about floors in the model - is it carpeted in the living/bedroom area or is it the hard surface.

how about the selection process? does the agreement/amendment specify that? (i'm somewhat concerned that they will reserve all the higher floors and make us take the lower floors). any thoughts?

Originally, they were gonna do part tile part carpet, but wisely, realizing that carpet is a big maintenance hassle ( I think carpet is gross personally) the decided to go with the pergo throughout. It makes a for a very nice clean look. Also, everyone knows that with a small space, you use the same flooring throughout because if you change materials its just "too much" for a small space. The continuity creates a large more open feel. As to the selection process it will go like this - well first I have to ask - whay type of unit you have - because there are exceptions for certain unit numbers/locations and sizes. but basically its like this:

choice of all floors for the small regular studios based on seniority. floors 3-24. If you have a jr one bed/onebed/ or certain units with different amenities located in the current building then certain units are set aside in the new building. There will be a notification process as spelled out in the amendment. pvt me if you want more details if you like.

nice windows. The windows in the "all glass" ecterior portions of the building are floor to ceiling views.

(When you are on the Picasa web page, right click on the picture itself, choose Properties from the Popup menu, copy the URL for the picture, and then insert it with the little icon for pictures on this forum.)

Okay, it worked for a few seconds. I have a feeling Picasa changes the address of the picture with each page view. Have you tried a Flickr account?

right click on open pic in new page - gives it a jpg adress on the new page - then right click on copy address etc. that seems to work.
