It's seriously prime real estate. And beyond 300 feet up, the views would be insane. Plus, dual-level roadway. It really should be something major, and almost hard to imagine without at least a hotel component (even despite a bazillion hotel rooms within a three block radius).
But if you take a look at its environs, there are a couple throw-away low-rises to the north that you'd want to buy up if you had ambitious plans. And then, having gone that far, you'd have the 320 North sliver tower stubbornly blocking lower views ... maybe you'd buy that up too and meld into it?
Incidentally, to the south, there is a faint rumor that Carbide & Carbon might change its hotel flag. H.R. apparently has some issues at being a professional hotel operator.
