my mom told me last week or two that she was told that the tenants in the rest of the mall were given notice that when their leases run out they will not be renewed. Some of the spaces have sat empty for quite a few years now, considering the growth in the area the spaces would have been snapped up but they have sat empty. with no Lease signage posted in the windows.

two of the projects on North Road, near Foster ave are both getting excavation underway, an apartment building just to the south of the one project is now fenced off and demolition is starting, I can't figure out if it's a separate project or part of the same one. Along with tthe other two projects Highpoint and the other one next to it, its a busy stretch of construction.

Quite the odd proposal for New West:

Quote:
The proposal for the site includes a 30-storey rental apartment building that includes below market rental units. Details of the proposal include:

230 ‘near market’ & below market rental units
185 rented slightly below market rents (10% below market rents)
45 below- and nonmarket units (20% of units)
2,066 sq. ft. of ground floor retail;
3,180 sq. ft. childcare space;
4,574 sq. ft. community use space;
a total density of 8.7 FSR.
246 underground parking stalls.

That site is outside of the 22nd Street study area and currently zoned for townhouses.

I wonder if they would have more luck with the rezoning if the not for profit behind it made them self public.
Edit: reading again I’m pretty sure this is being proposed by the Jewish cemetery across the street.

The plot of land where the Onni Towers in Coquitlam are planned had a large fence placed entirely around the property. I wonder if they're going to start doing something with it soon.
Picture I took earlier today below.

Snow_Wolf, the fencing was probably put up to discourage camping and garbage. I noticed a bunch of garbage in the middle of the site from above.

this is next to Christmas Manor which is also next to the Sydney which is currently under construction. 577 and 587 Dansey ave next to this could also be a tower, there is a proposal for a rental tower on that site, to the east 599 is the Dansey which is currently starting excavation. Clayton Road doesn't exist yet. 549 Dansey and 545 Sydney there is a proposal for a 43 storey condo building and a 6 or 8 storey rental building replacing two current rental buildings. This along with the Sydney, the Everlea, the Hensley and another tower proposal next to the Sydney on Austin Ave will create quite a cluster of towers.

Coquitlam readies land for future tower, seniors housing in proposed density swap

The City of Coquitlam is putting forward two significant proposals close to the Lougheed SkyTrain station — as land owner and applicant.

Janis Cleugh
Feb 8, 2022

Quote:
According to a report, the city wants to get the land at 560 Sydney Ave. ready for a high-rise for 289 market condos and provide 22 new childcare spaces to meet the goals in the city’s recently adopted Child Care Partnership Strategy.

The property, which is currently occupied by the vacant Burquitlam Lions Care Centre, returned to the municipality in 2016 after Fraser Health pulled its funding for the complex. That centre will be razed by the future owner, the report notes, and will generate about $3.4 million in development cost charges (DCC) for the city.

In exchange, the tower’s rental component — at nearly 59,000 sq. ft. — will move to an assembled site across the street, at 594, 596, 600 and 602 Sydney Ave., for purpose-built seniors’ housing to be constructed and run by a provider.

The city will lease the site to the housing provider, which is expected to build about 89 independent living units in a medium-size building.

Currently, three of the city-owned lots are empty, while the home at 602 Sydney Ave. is slated for demolition. If OK’d following the public hearing, it would bring in $1 million in DCC, with the market component moving to the high-rise.

MORE HOMES GOING UP
Meanwhile, on Monday following a public hearing, council unanimously gave second and third rezoning readings to the following bids for Burquitlam:

724, 726 and 728 Lea Ave.: Domus Projects plans stacked townhouses with 23 units, generating $317,000 in DCC and $68,000 in Community Amenity Contributions (CAC)
704, 706 and 710 Grover Ave. and 701, 705 and 709 Regan Ave.: Kadium Regan Development is proposing 50 townhouse units in five buildings over a shared parkade, bringing in $637,000 in DCC and $128,000 in CAC
724 and 736/738 Como Lake Ave. and 750/752, 754/756 and 758/706 Robinson St.: Sol Adera Projects plans a total of 201 units in a six-storey market condo building and a six-storey market rental building, collecting $2.2 million in DCC plus $401,000 in CAC
In addition, Coquitlam council on Monday gave fourth and final reading for Qualex Homes (Regan) to build 116 market condos in two six- and seven-storey buildings at 571 Emerson St. and 604, 606, 608, 612 and 616 Regan Ave.

I personally don't think it's that as I haven't heard of anyone camping there. I also don't think that littering alone would be enough for the city or the developer to bother putting up a fence around the property. I guess we'll see though.

I suspect the city has been cracking down a bit on developers about keeping their sites in decent shape while they await construction- it's come up a bunch of times in council meetings recently. Definitely necessary with the sheer number of development sites around town.
