Not sure about the address (possibly a street yet to be constructed/completed) but the developer Anthem Soco One Developments gives it away - part of the Soco project on the old Best Western Inn site at 319 North Road. There are no 28 story buildings or 6 story on the submitted site plans, though.. and the new streets planned for the area aren't called Young Dr either.

The Phase 1 south tower is 28 storeys? The 6 storey rental is that short building across the street and in Phase 2.

And Anthem has Young Avenue in one of their presentation videos

That street is called Alderson Avenue in this document from 2019 which is an east-west road near the project.

Ah, must be newer plans than what I was referring to a few months ago, then, reflecting the south building being 27 stories and completely missing the 6 story building:

The Independent Grocery store on North Road has a sign up that says it is closing and the last day will be December 31, 2021.

I wonder why they are closing? I haven't heard about the whole place being bought to get redeveloped. Or will another grocery brand move in? The store is pretty old and in not the greatest shape, so I don't see that happening.

The store and mall (including the Scotiabank, but not the Denny's) are owned by Loblaws under Choice Properties REIT - did some digging and found that they've had some pre-application work in with the City of Coquitlam for a few years under the address 439 North Rd starting in 2017/2018. It seems to have fallen off the city's radar in recent years though. At one point they were planning at least four tower with residential and retail, but I don't really see any recent planning activity there.

I seriously doubt that Loblaws/Choice Properties REIT would be interested in having another grocery store move into that spot.

Apparently the CPL is looking to expand in Metro Vancouver with a new franchise and is planning to build a 8000 stadium "from scratch".

"Shillington said the group has been talking to eight or nine municipalities through the Lower Mainland about stadium location." - I suspect they'll build it SoF due to there being available space. I wonder if they'd be allowed to build it on the edge of the ALR by Fraser Hwy and 172nd St.

I'll be surprised that a CPL team can afford a 8000+ stadium. I would suspect they would piggy back on a municipal development.

Surrey does have plans on building a smaller stadium at bear Creek park.

The Lions can play there too...

Burnaby is trying to build up Metrotown as a "downtown", so maybe invite the team owners to build where Swangard is. More than big enough, in a densely populated area. Possibly expand the stadium down the road to host bigger league teams, and big events.

this one is gearing up now. On Dansey ave just near the Hennesley. The trees have been cut down and the site will begin getting cleared etc.

this will be across the street its called The Dansey. it is near Sold Out already with only 4 units remaining. The site has been cleared and leveled a bit.

the buildings to the west of it currrently rental buildings have a proposal for a 43 storey tower and an 8 storey building. The empty lot right next to it, last I had heard was it was a proposal for an 11 storey or 17 storey rental building but have not come across the application again.

Delta has been working on a plan to “reactivate” the waterfront for several years, and according to Coun. Dylan Kruger, it has the support of 65 per cent of residents, along with the Delta Chamber of Commerce and Ladner Business Association.

“As you see the waterfront today, most of it is inaccessible. It’s fenced off, there’s older buildings and debris that are actually (preventing) the ability of residents to access the water,” he told Global News.

Most of what Kruger is pitching is uncontroversial. He was vice-chair of the Ladner Village Renewal Committee.

But there’s one element of the plan that a group of residents oppose: the allowance of several six-storey buildings in the Ladner Village.

Brian Webb with Ladner Village Concerned Citizens said he supports revitalizing and densifying the village. He likes parts of the plan aimed at heritage preservation and improving waterfront access.

However, Webb’s group has collected 600 signatures on a petition opposing the proposal, which they plan to present to Delta council on Tuesday.

“It’s simply saying six storeys, we think is too high. Four is acceptable,” Webb said.

“We’ve seen developments that are way too high in places like White Rock, but if you go to the village of Steveston I think the max in some of the areas there is four and it looks great.

I like how you can slice out the bottom portion of that photo and it defines the urban lower mainland.

60's and 70's low-rise apartment buildings, traffic calmed cul-de-sac's, cleared properties that have sat undeveloped for years, new construction that doesn't provision properly for resident parking, mid-century bungalows, suburban streets with no sidewalks.

Was going to post same about the closure as I noticed that it was gone while waiting at the LifeLabs.

Seems to be a prime piece of land for redevelopment with it's large underused parking lot and excellent location. Can't really see another Loblaws brand fitting in there except for maybe No Frills?

EDIT:
Article about closure and a small bit on the 2018 pre-application.

"In 2018, a pre-application notice contained in a City of Coquitlam development snapshot proposed re-developing the property for mixed commercial and condo towers for as many as 1,688 units, including 200 rental apartments. However, the city has confirmed in an email to the Tri-City News that it has not received any formal application for redevelopment of the mall...The property is currently zoned C2 for shopping mall use."
