The 300 South building renovation: The street-level remodel is a little too industrial, and it doesn't fit the overall style of the building. The vertical yellow piece is glaringly obnoxious. If the original street-level facade was gone, it probably would have been best to honor the time of the building in the reconstruction--in other words, rebuild to the original time period. The juxtaposition of the two styles is a little jarring. The rest of the building looks damn good though.
agreed.

My biggest problem with this building, is that they have taken what would be a very rich and beautiful natural brick, and painted over it. IMO, there are few if any examples where taking the natural brick and painting it is warranted. They should have at the very least, cleaned and sealed the front, and left it to it's original warmth and charm. This bland paint-job, along with the 'canary yellow attachment,' has virtually destroyed the once intricate and expertly crafted detailing of the artisan masons. IMO, the paint on the front is by far the biggest mistake. I want to look at the base up close before I pass judgement on it. I'm thinking that the natural brick would have helped to warm it's industrial look, and could even have possibly been an attractive contrast. Even though I loathe the painting of the brick, I am hoping it's only a primer. Perhaps, they plan on giving it a Victorian finish, with various colors to bring out the detail. That would at least be an improvement of sorts. Then again, with that techno-base, who knows what would help!!

Edit: Looking again at the base, I can see one big positive. It would be very easy to go back and apply vintage trim of an appropriate era to the surfacing. The material used and the color would make this 'no brainer simple.' The results could make a very big difference in the right direction. But first, let's convince them to get rid of the damn paint on the front!

I'm definately liking the medians, the vintage lighting details, and more pedestrian friendly atmosphere of the street itself.

The building has had paint over the brick for years, first it was painted in more of a two-tone if I remember correctly, with the brick arches being a different color, and then about a year ago the entire thing went white. I'm guessing it's a primer. But my *hope* is that it's just a temporary method of protection and when they finish the renovations they will remove all of the paint and seal up/restore the original brick. As for the base, I like it. Call me crazy. I even like the yellow. If they remove the paint that's on the brick, I think it will look really good, not just tolerable, but really-really sharp. But who knows..? They painted the brick on the Pierpont Lofts when they were converted into housing so maybe they will do that same thing here.. which would be a sad thing. The paint on the brick at Pierpont is flaking off in some areas.. and it's just not a good thing. Ever. Painted bricks = childhood memories of my old stake center's classrooms.

I agree, the Metro is probably one of the highest quality projects we have going on right now. If only they would bury those ugly power lines out front...

I love The Metro and would love more of this style in Salt Lake. I'm all for diverse development and I'm glad Salt Lake is seeing much more of it. I mean, don't get me wrong, places like Emigration Court are cool, but they're not dramatically different than what we have here already.

I'm hoping that they will remove the paint. I agree Orpheum, that the base will probably end up looking sharp, if the brick is returned to it's natural color. Infact, I'm going to make it a point to find out if that is the plan.

I'm almost certain that they aren't going to remove the paint. They just painted the thing a few months ago. Why would have painted it if they intended for it to have exposed brick? Also, the original renderings show the brick painted.

You're probably right ark. Actually my point for calling would be more to ask in a polite way their reasoning for painting over the brick on the front.

From The Enterprise

"Home, condo sales in Utah begin to see signs of stablization." The Utah Association of Realtors expects to see sales pick-up again in the last half of 2008. I thought this was a bit of good news in our little slow down.

Angry Who is Mecham?

Viperlord: Who is this Mecham character? Is this project an unfolding disaster, the kind of story that gives developers a bad name? I'm not sure I buy that the whole project is on hold because of an unstable common wall. Smells more like someone knocked down a building before they had the financing in place to build a replacement????

High-end hotel planned for parcel near SLC arena

By Barbara Rattle
The Enterprise

The owner of the Westgate Business Center and Westgate Lofts in downtown Salt Lake City has purchased a 3.25 acre parcel on the northeast corner of 100 South and 300 West, Salt Lake City, where plans call for the development of a high-end hotel, retail establishments, apartments, condos and office space.

Richard Gordon said he will sell between one and one and-a-half acres of the site to an established Las Vegas hotel development group that is "going to do something really wonderful over there. It will be high quality, probably not a five-star, but probably operate like a five-star."

Gordon said he also has an option on the Utah Paperbox property that adjoins the recently acquired corner site, and long-term plans call for the area to be divided into four "mini-blocks" with small, one-way roads, "much like The Gateway, with lots of pedestrian traffic areas and streetlamps."

"We really want to tie together The Gateway, the arena and the convention center and have this be kind of the passageway," he said. "We'll have retail shops on the ground level of all the buildings. This is long-term thinking; we don't have specific plans, but we're looking at some high-rises for some condos and apartments and office buildings. We're talking to the major players like Boyer and Kem Gardner and others who may want to be involved in the development of the rest of the property."

Until more specific plans are finalized, the property will continue to be utilized as a parking lot.

Sale of the corner acreage was brokered by Rick Davidson of NAI Utah Commercial Real Estate.

Don't worry, it's not 5-stories.

It's 6!

Fucking SugarHouse! This is turning into a goddamn nightmare and the whole neighborhood is going to go under if this project remains dormant for years. What a mess.

In regards to Sugarhouse, I do know that at the initial outset that Mecham was having trouble with getting financing. I know this because of a connection my company has with Granite Furniture company who owned a lot of the land right there. I can't say anything else about it but, oh boy, I'm not holding my breath on this one. If it happens, great, but we shall see.

AWESOME! So we demolish perfectly useable buildings which were actually occupied and replace it with a huge gaping hole.

WE ROCK, GUYS!
