Vista Station 10

Construction is officially underway for this 134,000 sf office building in Draper. Vista 10 will have four stories with the core and shell expected to be completed by March of next year and the tenant improvement (TI) ready for occupancy by July 2018.

Vista Station has basically become Salt Lake's thanksgiving point. A few buildings are right off the FrontRunner line, which is nice, but a bunch more just aren't quite close enough to be convenient.

The original plan was unrealistic. And I'm thankful every day that they didn't build a 12-story office next to a nature preserve.

The Ritz Classic pin is looking Amazing. If the bowling alley would have maintained their property like this they might still be in business.

Developers received a nod of approval from the Draper City Council on Jan. 8 for their plans for 145 acres of land within Vista Station. The development is located adjacent to the Draper FrontRunner station at approximately 13000 South FrontRunner Way and encompasses the area around eBay and Edwards Lifesciences.

“I think it’s very impressive,” said Councilmember Jeff Stenquist before the city council approved the plan submitted by Draper Holdings, LLC. Stenquist added that the developer has done a great job in fulfilling the city council’s vision for that area.


“We feel strongly that the environments, the space, the overall ambiance of the project will be of high quality,” said Greg Haws of Draper Holdings.

The plan calls for over 1.8 million square feet of office space and 216,000 square feet of retail space. Approximately 20 percent of the project will be devoted to residential use, and more than 1,900 residential units are expected to be built. According to Haws, there will also be at least 21.8 acres of open space.

The plan utilizes high quality building materials, such as natural stone, steel, glass, brick and concrete. It also outlines such things as rooflines, landscaping, orientation to the street, signage, active pedestrian space and drainage and utilities.

“We’re proud of the walkability of this,” said Haws, adding that developers tried to put commercial buildings within a quarter mile of the rail station.

“It’s been well thought out,” said resident Shawn Benjamin, adding that the plan gives room for future growth. However, he voiced concerns about the height of some of the buildings, which are expected to reach up to 15 stories, and about the use of stand-alone parking structures in the development.

Benjamin suggested that parking that is combined with retail space, such as that found at Trolley Square, might make for a better pedestrian experience.

The development is expected to cost $843 million. Over a 20-year period beginning in 2014, it is expected to generate $46 million in revenues for the city while increasing its expenditures by almost $38 million, leaving the city with net revenues of approximately $8.4 million over that time

Here's a post from Orlando about the eBay campus. According to this article, they were supposed to have built phases 2 and 3 by now including two more buildings and a parking garage.

Online auctioneering giant eBay has selected the site in Draper where it plans to build a $10 million customer service center that eventually will add 2,200 new jobs in the state.

Documents submitted to the city indicate the project will be constructed in phases. The first phase would consist of a 192,000 square foot, three story customer service building and a 52,000 square foot, single story amenities building with about 1,800 surface parking stalls and 5.46 acres of public use space. It is anticipated the Phase I structure will house approximately 1,900 people. It is slated for completion in April 2013.

Phase II would consist of a 128,000 square foot, four-story building, a 1,500-stall structured parking facility and 5,000 square feet of cafeteria space. It is slated for completion in the first quarter of 2015. Phase III would consist of a 128,000 square foot, four-story building slated for completion in the second quarter of 2017.

The 37-acre parcel is the largest lot in a six-lot, 145-acre project being pursued by Draper Holdings LLC, an affiliate of Carlsbad, Calif.-based Foursquare Properties, which also developed the Jordan Landing project in West Jordan. Foursquare executives could not be reached for comment. Plans call for the remainder of the acreage, which was been approved by the city as a transit-oriented development, to consist of a mix of commercial, retail and residential buildings near a FrontRunner commuter rail station.

Last August, eBay accepted a $38.2 million post-performance tax credit from the state to pursue Utah expansion, which will result in 2,200 new Utah jobs over the next 20 years. eBay already has about 1,400 employees at an existing customer service center in Draper.

Okay, I just found this PDF of the original master plan. It was originally planned to be much more dense, with no surface parking allowed, and you can see on the plat map what looks like the proposed 12-15 story office buildings from above.

The new multi-million dollar Peace House facility, which will be situated between the Summit County Health Department and Park City Medical Center on Round Valley Drive in Quinn's Junction, is not expected to open until late 2018. Construction was originally scheduled to begin in August 2015.

Doug Clyde, project manager, blamed the postponement on a "long and complicated design process" that took longer than anticipated...

..."The building is so complex because we are integrating different levels of security so that it is a secure campus," Clyde said. "One of the major changes for the Peace House is that this will be their public presence in the city and, that is part of their overall goal, which is to make the public more aware of domestic violence.

"By making the public more aware and by involving members of the community and volunteers, part of the effort is prevent domestic violence from beginning," he said.

The two-story, 42,000-square-foot facility will include an indoor recreation and child-care center, office space, a courtyard, community and counseling rooms and secure, enclosed parking. It will have 22 housing units, with eight units for emergency shelter, 12 units for traditional housing and two units for employees, which are considered affordable units.

Clyde said he still anticipates construction to begin in June. He said it will be a 16-month build...

The Terraces at Holladay is a luxury three-story condo development to be built in the heart of Holladay Village at 2350 Phylden Dr. Condos should be move-in ready by fall 2017.

“We’ve had a huge response. We did start pre-sales and are about 50 percent through the project at this point,” said Chris Ensign from Solstice Homes during a mid-March interview.

Though there was some initial pushback from citizens residing in the neighborhoods around the new development, Ensign said since the start of the pre-sales they had received a great deal of positive feedback.

“It’s been an amazing response; interestingly, most of the buyers are coming from the Holladay and Millcreek area,” Ensign said.

Of the buyers thus far, Ensign described a good portion being current Holladay residents looking to downsize, but not wanting to leave Holladay...

There will be other shops in that building, but I was thinking it still looks like it's at least 3-4x the size of Emigration Market. They'd be stupid to build a new shop as small as Emigration is.

UPDATE: Okay, I did some research and found that the new Holladay Village Harmon's is going to be 16,500 sf and Emigration is 10,000 sf. So, they're closer in size than I thought. I haven't actually been to Emigration Market since Harmon's took it over. I forgot that Harmon's added the former restaurant space to the market, so I was picturing the former market, which was about 4,000 sf.
