Using High Street as an example for what Summerhill should be doing just proves that nothing would be done there for decades to come. Taking a gradual, phased approach to redevelopment is what the developers of Summerhill are doing. They are creating active use of the existing building stock on Georgia Avenue and starting to plug in a scaled variety of housing transitioning to the current residential neighborhood. The GA State student housing project is very underwhelming, uninspiring but latching on to that as a critique because it doesn't match the renderings of the LCI study fails to embrace today's market realities.
Yes- we should hold this area to higher design standards but I'm also willing to bet most of the armchair architects/planners on here (and other forums) have not been active participants in all the public meetings.

GID, the Boston based developer of High Street, is comparable to our Atlanta developer Dewberry. In that both acquire land/properties and hold for the long-term and develop their sites when the market is ready to realize their vision for the property. I admire developers like this because they are not just building projects, but a better city.
Based on your comments above, I suspect you wish GID would have started in 2004 with a "gradual, phased approach" with low density projects (single story retail, townhouse style apartments and low-rise student housing) similar to the methodology the Summerhill developers are using.
So you believe what High Street is doing not possible in Summerhill? Phase I of High Street is only 250K sqft of office, 75 condos, 100K of retail and 800 apartments. Which component(s) do you feel are not possible?
