What are the chances that all the greenery in the rendering will actually materialize on the balconies? This building is good but it won't look as lush as illustrated.

It seems like Empire Communities are going to try to market it as a vertical forest. Even though calling it that is a stretch id' say the greenery we see in the render is a real possibility of what could be accomplished.

A developer wants to build sixteen storey tower just off Whyte avenue. But there’s a catch. The sixteen storeys is well above everything else that’s there and it worries many who don’t want the view on Whyte avenue spoiled.

“People are going to say you’re going to affect the character of the heritage of the area,” said Mathew McLash of Westoak Developments who argues he’s worked with the community and has overwhelming buy in from those he’s talked to.

McLash has parceled together three properties on 105th street and 81st avenue. “I have a dilapidated church that is falling down, I have a gravel parking lot and a very troublesome home that has been a focal point for illicit activities. Is that the character we’re trying to preserve for this neighborhood? I don’t think so.”

His proposal for The Mezzo is to emphasize affordable housing in two ways. By working with a community organization to own and operate it, to assist ‘in need’ families. It’ll also have smaller one and two bed room units compared to the rest of the rental market.[/QUOTE]

I hate the top but love the inset balconies. Calgary could do with a dozen projects with inset balconies. They're perfect for our climate where the nights are cold and there's almost always at least a moderate breeze once you get more than 5 floors up. A couple of our new infills (4 to 10 storeys) are going the inset way, but none of our towers even proposed have any inset except for the Eau Claire redevelopment which might not even happen.

I'd call those wrap around.

I'm not sure what is going on lately in Toronro. The designs are all disjointed even from some of the most consistent firms in the city

I prefer the older Old Strathcona proposals. It is not without concerns but, the new one is snooze fest.

I'm with you, I think inset balconies just work better for are climate they also make a building look much cleaner. If they lose the top floors these could be handsome buildings. Brad Lambs Brant Park on Adelaide is almost complete and looks great. This isn't it's best angle but it ads to the street-wall and looks really nice when viewed from Spadina.

Well that's one way to achieve 10 FSR...

I'm a fan of this design, except for the severity of the massing. It would help break up the oppressiveness of the streetwall if there was a substantial split down the middle wherever the lobby entrance happens to be to add some relief space to the limited public realm. Even if it means adding a floor to offfset the smaller floorplate.

Inset balconies are a very good thing. Sticking out balconies look so fragilely tacked on to some buildings you worry how safe they are.

Yup. Seems that every summer you read a story or two in the news about someone getting hurt or killed because of a balcony collapse... more often than not in Montreal. However, it also seems limited mainly to lowrise 2-6 storey buildings as opposed to highrises... I'm not sure if that's because many highrises tend to be newer, or built to a higher standard, or both.
