Yep. Keep convincing yourself of Stantec being better than 488 University makes those questionable design decisions oh so much better.

Stacked office with any other use absolutely diminishes the value and even the leasability of the office. There's a reason it is so seldom done by the pension funds despite how well it works day 1 of the pro forma.
