The third floor of Portage Place as it exists today is a complete train wreck. Between the shuttered IMAX theater and the closed three screen movie theater is needs as much or even more attention that those main floor potentially street facing CRU.

I think a smart move might be to relocate the food court to the former IMAX space and then convert the existing food court space to street fronting CRU. The top floor food court would have a similar precedence to the Fashion Show mall in Vegas for example.

Great thoughts!

Also up there on top floor is PTE. It's a great theatre, but seems like such an odd location. Was up there for a Fringe show last weekend and it felt a bit like I was heading to a dental appointment or something.

It made sense when Portage Place first opened and the third floor was the "entertainment level"... now PTE is all that's left.

I miss the cinemas on Portage Avenue... I wish the Portage Place or Northstar theatres would open up again! Portage Place in particular was great with the free indoor parking... a nice perk in the winter.

Despite the fact I work less than 5 minutes away, I haven't driven past the Seasons Of Tuxedo site in months.

Anyone aware of the progress? Everything still a go as far as the mall goes?

The Seasons website has some construction photos...

My thing with the third floor is that it's so out of the way and not a connection/corridor like either of the first two floors, so I don't really care about it at this time. I'd rather see the first two improve before even touching the third at all.

There's a "beauty bar" opening in the last remaining main floor CRU in the expanded Cafe 22 building on Corydon. I'm very curious if the leases in the building are just ridiculously high or if there was just little interest (or both) as it has taken forever to find tenants there. The second level is still completely empty.

^^ Moving the food court off the main floor to the third floor though would actually improve both areas. Also having the food court contained on the third floor might actually help solve some of the issue with the "customers" of the main floor location.

In terms of Seasons of Tuxedo, was by there on the weekend. Looks like it is getting close to a lockdown stage of construction. There is also a freestanding building on the Kennaston end that is underway now. I am not sure if it is a car dealer or a hotel. I can't recall that level of detail of their site plan. Keep in mind they are still about a year from opening of the mall. Will be interesting has the Christmas season winds down this year to watch for retails further south on Kennaston potentially closing up to relocate to Seasons.

^And we will be reminded even further how poorly planned it was to not at the very least have access roads on Kenaston, if not some grade separation at Sterling Lyon. It's already a nightmare and that land is only 20% developed, at best. Although I wouldn't mind seeing that southern portion redeveloped better, it's probably the worst of them all.

And Cory if you're referring to the NW corner @ Sterling Lyon, that's probably the Audi dealership.

Side, IKEA seems to be really struggling with getting that sign back up... They've been working on it for months now.

Kennaston and Sterling Lyon does surprisingly well handling a large volume of traffic for an at-grade intersection. It was far over built for the traffic it currently sees. Not being an expert on road design it does appear though steps are in place to potential have Kennaston go over Sterling Lyon at some point if needed.

Separately there are reports out of the US today that Sears Holding has designated their KMart stores mysteriously as "Phase 1" and "Phase 2". Phase 1 stores are being told to empty the stock out of the backroom and onto the floor. Past observation is when this happens at a KMart store it is about six months from closing. Sears Holding also does not deny that some stores are closing but has not fully admitted it is liquidating stores on a large scale.

Traffic Circles @ Seasons Site

Well, at least they designed the traffic circles appropriately -- enough room to do it...not like the el cheapo scrunched ones on Grosvenor, Warsaw, etc...

I see today that Global TV's breakfast news program had a sky shot of the crane and sign on site. Maybe it will be up by the end of the week.

^^ The crane has been at the Ikea sign for a while now so it is not really an indicator when the sign will be back up.

That said, anyone know where there is a pile of debris that looked like it might be discarded roofing material by the KP Target?

Thanks Cory, I was by there about two weeks ago and didn't see a crane then, so I thought it being there was more recent.

As for KP I thought the piles of debris I saw yesterday coming back from Canadian Tire were concrete as I thought I saw reinforcing mesh in the mix.

Maybe my memory is off on the Ikea crane. They have definitely been working on the sign for some time now though.

In terms of KP Target, the debris to me looked like it was likely from the roof but not entirely sure. It didn't appear to have insulation but there also didn't seem to be a point of origin in the parking lot. Only guess I would have is they are cutting large holes in the roof to install some skylights perhaps.

I remember as a kid in Halifax really liking how MicMac Malll had the food court on the third floor. Think that would be great for PP.

The sign has been down for a long time - but have they actually been working on it? I thought the vehicles parked near the sign might have been associated with the work going on at Seasons across the street (although there's no shortage of space there to park the equipment...so ).

What was on Global TV this morning was the sign on the ground and a crane set up next to the tower and sign. The ChrisD.ca news feed said earlier in 2016 that the sign was suppose to be put back up in the spring, so they are probably running late.

Had an urge for Burger King so I drove by the old KP Target on the way back to EK and what's piled there is actually whats left of the planters that were on the sides of the store from when it was still Zellers and probably the Bay.

If you stop you can see the brick from the planters and the stumps left from the trees that use to be in there. Also black dirt and what looks to be Vermiculite or sand.

Yeah mentioned that last week. They are working inside too. Was supposed to start in April. Planters were demo'd on Sunday. They are apparently going to start moving the new mall entrances soon too.
