I'm not saying the above version isn't one of iterations OMA did for Holborn, but it's just one of the really early versions. The one that was submitted for the LOE is drastically different

Is it an improvement? It just seems like a valued engineered version of the last iteration.

The old one was terrible in contrast to Vancouver House. This isn't amazing but an improvement.

It does look like a value-engineered version of One Bloor East in Toronto but I'm not complaining. It does look better than the original tacky design.

This would look pretty good with a window wall at the quality of OBE or Senakw

I think Jeanne Gang did it first (and better) in Chicago in 2009. 82 storeys, hotel base, then market rental, and condos at the top.

Meh, OBE's window wall is of much higher quality.

Chicago's has a better view from underneath.

It's the old one but other than the podium I think the overall design of the towers remains unchanged?

"HOLY VALUE-ENGINEERING, BATMAN!!!!

Quick,.... Robin!!......
.......To the Cookie-CutterMobile......"

It seems the balconies will be doing most of the 'work' in terms of design intent over the previous version, as this seems to be just a standard straight tower with rounded corners.

Looks like the re-(re-)design has resulted in a standard square(-ish) residential (strata?) floorplate for the tower and partial hotel and rental residential podium, and rooftop hotel amenity and restaurant and more height bringing up to 650 feet tall (or 198m and 2m taller than Shangri-La which means it will be the tallest in Downtown (..for the time being anyway until, (or if) the Holborn former Bay parkade Supertalls ever get built)

I don't entirely nor necessarily hate it,.... and if anything, I prefer this look and design to Pinnacle's other proposed tall tower project at Lougheed.

Some more images from the Hive....

Rooftop restaurant and hotel Amenity plans and renders....

Elevation views showing just how much taller than Vancouver House it will be...

And although seemingly taller than Shangri-la, it's still going to be lower because of it's lower-lying geodetic location at the creek waterfront.

I mean if this is under the Higher Buildings Policy they better omit this section during the review

They're lucky that at this point the city is probably desperate to have ANYTHING built there than have another dog park for the next 10 years,....and maybe see some return on their investment/sale.

So chances are they're not going to be that picky and that persnickety during the review.

Pretty "meh" for what would be one of the city's most prominent towers

I like it better than the previous version.
The south side could use a swerve rather than just a swoop.
It has the potential to stand out versus Vancouver House's dull gray cladding.

Vaughan Metropolitan Centre also has towers thst mimic One Bloor East.

I know this forum is obsessed about external looks but I'm happy with a tall tower and a rooftop restaurant.

Yep! Simpler designs also build faster and have fewer maintenance issues…

Actual height is 201.86 from floor 1 to the rooftop, per the application booklet on Shapeyourcity.

I feel the same way about the design now as I did when it was proposed at the smaller height. Meh.

I'm just surprised Pinnacle thinks the market will be at a point where that many of strata units will soon be required. The investor-hysteria model is gone for a long time.
