We were amazed to see Sunday the long-stalled site at 364 Bedford Avenue has been completed (or close to it) and is now for sale. A half-finished construction site for years, one of its former owners was murdered developer Menachem Stark. He and his business partners were sued after defaulting on loans for 364 Bedford Avenue and other properties. A man, possibly a vagrant, was found stabbed to death in the unfinished construction site in 2012.

The property, known as the Bedford Lofts LLC and designed by Karl Fischer, was sold to an LLC in August of 2013 for $11,707,160. Stark was murdered in January 2014. Now it looks ready, at least on the outside, and signs outside from 5CRE and Pinnacle Realty say the building is for sale. We found one listing for a rental apartment in the building dating from June but the building doesn’t appear to be open yet.

Mr. Silpe represented the seller. Joe Berko of Berko Associates represented the buyer.

This is the first time the warehouse has changed hands in over 30 years

The United States Postal Service is looking to sell development rights for the Old Chelsea Station branch, allowing a builder to construct up to eight stories of condominiums on top of the existing two-story property.

Gregory Lackey, a U.S. Post Office real estate asset manager, told Community Board 4 this week that the agency will issue a request for proposals later this month. The 41,600-square-foot building at 217 West 18th Street, between Seventh and Eighth avenues, is on the National Register of Historic Places.

The post office currently has the right to extend the building’s height by 83 feet. Old Chelsea Station would stay open, but as much as 6,000 square feet of the existing space would be allocated for a new condominium-building lobby and possibly a gym, DNAinfo reported.

“They’re the ones that are going to decide, ultimately, what is going to be built there,” Lackey told the website, referring to the developer who will be selected.

Issac & Stern are the architects for the project (this is the fourth building of theirs this week that we’ve revealed), and the design is a contemporary combination of light stone and dark brick. The five-story building will be a good deal taller than the three-story 19th century structures next to it, but the setback above the third floor creates continuity with the building to the right.

Height and composition of the development are not yet known, and no plans are yet on file with the Department of Buildings. However, we have spotted demolition teams there on at least one occasion.

One thing is for sure, though. Whatever rises here will become part of the ever-rising East Houston skyline.

Walking by a shell at 152nd West 128th Street, we noticed that a sidewalk shed had been posted up with new renovation plans for the existing 4-story building. DOB permits show that an additional two stories will be built on top and the rendering shows that the developer will keep things contextual with the red brick building just east of 7th Avenue. Those two new additional floors will replicate the existing levels and the cornice will be added back on top. It appears more design conscience redevelopment is finally happening uptown these days with existing buildings and those restoring the brownstone blocks of Harlem are finally getting the importance of keeping things contextual.

Studio V Architects and Perkins Eastman are designing the redevelopment of the Civil War-era property at 55 Water Street, which is being developed by the Cayre family’s Midtown Equities in partnership with HK Organization and Rockwood Capital.

The project will cost roughly $150 million, as The Real Deal reported. The developers are asking approximately $65 per square foot for the converted office space, and a record-breaking $90 per square foot for space at the summit.

When completed in the fall, Empire Stores will include roughly 380,000 rentable square feet of office space, with roughly 80,000 square feet dedicated to retail and restaurant as well as 7,000 square feet of open space on the roof. Brooklyn-based home décor retailer West Elm will be the property’s anchor tenant.

JLL’s Scott Panzer and Howard Hersch are handling all office leases. The foundation systems have been completed, as well as the masonry and timber stabilization. There should be a lot more affordable housing coming to the neighborhood, since the formerly industrial area around Third Avenue, just a block to the west, was rezoned in 2003. While we’ve seen an increasing number of filings for market-rate projects in the South Bronx, affordable housing developers consistently outbid smaller market-rate builders for larger sites like the former industrial parcels that dominate the rezoned area.

The former Raven Chanticleer house sold a couple of years ago and now is being combined with the adjacent property to form one large residential building. Most of the facade at this location on 115th Street by the FDB corridor will be restored except for the stoop based on a rendering out front of the construction site and it appears that more modern penthouse levels will be added on top. Overall, this really helps keep the integrity of the surrounding blocks and shows that developers with higher taste levels are finally arriving uptown. Based on DOB permits, it appears that there will be 6 units altogether when things finish up.
