What is the small development going up just west of Steps?

Anyone know whats going on top of Guardian? I thought it was meant to be a 44 story building but it seems they only sold units up to the 40th floor. Is it a 4 story mechanical room on top? I didn't hear about any rooftop amenities.

Not sure - but the tentative 'phase 2' of Steps is going directly to the east of the current phase.

Just checked their site and floorplates 8-35 are the regular suites, 36-40 are the 'paramount suites' a.k.a sub-penthouses and I believe that there are 1 or more suites above those a.k.a actual penthouses. Those penthouses (not listed on the site) might be 2 storey units. Also add in a mechanical penthouse above that.

Very interesting. I suspect there may be a "true" penthouse above those suites but as far as I know they were never advertised anywhere. I wonder if Nicholas Hon is planning on keeping them for himself.

Penthouses are two storeys, both with a fairly large deck area (large enough you could have hit a nice sized pool, which one render I saw way back when did show). Probably one of the closest things to the original definition of "penthouse" that we have in Calgary.

Quite a few buildings have these outlandish penthouses (with various degrees of execution, the worst of the bunch being the $8.5 million Keynote penthouse) - though they've fallen out of favour in a lot of recent buildings. Buildings like The Concord, The River, and XII will take a bite out of the penthouse market in the near term.

Okay, so I went and looked up my stuff and here's some info I can glean from the tentative plans I have for Guardian South (I don't have anything for the North tower)...

Guardian South Penthouse Stats
  • 4m (~13') floor to ceiling heights
  • The western facing curtain wall is 8.2m (~27') in height
  • Floor 42 has 648m² (~6,970 sqft) of interior space (minus common property) plus 78m² (~838 sqft) of balcony space
  • Floor 43 has 520m² (~5,598 sqft) of interior space (minus common property) and no balconies
  • Total space (minus common property) for both penthouse floors is 1,078m² (~11,600 sqft)

The way it is listed on the site is slightly incorrect. The regular floorplate indeed goes from 8 to 35 (the first floor above the podium is floor 7 and has all the shared facilities like lounge rooms). However, the modified floorplate for the sub-penthouses actually goes from 36 to 41. You can confirm this visually by looking at the north tower (though I can cheat because I have a cross-section sitting right next to me). The penthouses are the 42nd and 43rd floor, and the small mechanical penthouse is the 44th.

Yeah I tried searching for what it is but couldn't find it. It's definitely multi-family though. Didn't realize that there is a plan for a Steps Phase 2. That would be awesome, it's my favorite one going up in Bridgeland right now

Steps is the kind of project I have trouble visualizing as a finished product. Don't get me wrong, I really like the project! The massing and scale is great, but it really comes down to materials and glazing (not too mention colour choice for the inside of the 'patio cubes').

Very interesting info about the penthouses Boris, thanks for sharing.

Interesting that no balconies on the 43 floor, I wonder if that means that floor 42 and 43 are one unit? If so 10k+ sqft seems like an absolutely ridiculous amount of space. Would love to see the property assessment and monthly fees for that unit!
