I don't agree with it, of course. Sarcasm has long been a coping mechanism of mine. I have Hispanic family members on both sides of my family and my dad's family is from Germany. Immigration will always be important to the vitality of this country.

Hello, I've been following this forum for the past five years, first time posting

This "argument" is pointless. What The ATX said was not grossly offensive or inappropriate. I'll admit it was tasteless, but it doesn't matter so please talk about 70 Rainey and I'll go back to lurking.

I did ask a question about availability of construction materials and whether that could be an issue as to the pace of construction? If anyone has some insight feel free to respond.

I trust a lot of you have good hearts and are not racists. At the end of the day it isn't compassionate to assume a person of color is deportable. Anywho, glad to see this is coming along....even if its at the public libraries pace.

I think this thing will shoot up much quicker once the pedestal is completed. Every building built with one took a while to get to the tower portion, ie: Austonian, JW, 360, now Zsa, to name a few. No doubt it will be worth the wait. I don't think its a material issue, seems like they require more labor and rebar and cement to support the weight of the cars and the tower portion on top of it, and maybe the cement cure time between pours take longer, just guessing. Its easy to compare the construction pace to our still not finished library, its our current low bench mark. Everything seems light speed by comparison. I always thought that the speed of construction might be affected by the strategic timing of the finished product coming on line when there is less competition or potentially higher demand due to current absorption of space on the market. By that I mean not flooding the market at the same time. Price point wise, it seems everyone is shooting for the same demographic.

I've often wondered the same thing. I guess it depends on their financing, the cost to "go slow", and if there is a deadline. For instance, Prosperity Bank funded my loan, they vetted my builder, and completion was set at 1 year. I'm sure we could have extended it, but turns out we only needed 10 months.


Either way, I think it is a smart move. Sometimes it's good to haul butt, sometimes better to slow play it. Just shows how impressive it is to basically sell out the Independent so quickly. Size does matter.

The thing is The ATX never brought up their race but only "the three guys working this project....." Not all those that are potentially deportable are of one race.

I have no inside info, but I doubt there is a shortage of construction materials. There might be a shortage of capital to purchase these materials or to hire a full work force, or perhaps it is more about timing. The development team may not be eager to enter the market at the same time as other similar projects and is dilly-dallying to delay completion in the hope that there will be reduced competition when their product is ready.

This project has been posted about a couple times before in the update thread. But I'll post it for the third time in this thread because Sackman owns the site, and I don't think that was mentioned in the previous posts.

The site is the area between 70 Rainey and the Black Heart bar. The site includes two bungalow homes, one of which is the 70 Rainey sales office. Most of the site is a large food trailer park.

This article about the 70 Rainey condos features a rendering of this project as well as a map implying this is part of the 70 Rainey project. Even though there is no specific mention about this project known as 82-84 Rainey, I think it's a good sign that this fluff piece ties the two projects together. This is a mixed use creative space project with an underground music venue.

I went to a networking thing at the 70 Rainey sales gallery a month or two ago, and the saleswoman was giving me the schpeal on the building. She told me about this, and said that this was 100% being built as well. She made it a selling point to potential residents that there would be more restaurants down there
