In reverse order, there isn't any undeveloped or readily available land that could realistically replace the existing yards that would allow the Port rail operations to continue to function. There was an expectation 25 years ago that the rail companies might find other ways of operating, and free up the land, but a 2006 study concluded that was unlikely. CN sold off the land they could reasonably anticipate giving up, along the entire south side of Terminal in the early 2000s, which is where Long & McQuade built their building and then the car dealerships bought land and developed their properties, and more recently Rize developed their office buildings.

The two Port container operations in Burrard Inlet have invested billions, and aren't going anywhere anytime soon.

The False Creek Flats Plan was initiated in 2013, and completed in 2017, and created a plan that recognised that the tracks were unlikely to go anywhere, and created a framework for how development could evolve to accommodate a lot more jobs, and some limited residential opportunities close to transit nodes (which we're now starting to see proposed).

And even the new road proposed connecting Lorne and Station is years away due to the 1st Ave property being so small to redevelop and the Industrial site being so narrow, limited by a view cone, and restricted to office.

This is the rezoning application for PCI's planned development at the GNW/Emily Carr SkyTrain station. It looks to be in keeping with what was announced at the pre-application stage.

I believe this is no longer Nature's Path and will be everybody's favourite vehicle insurance company's new HQ.

That second part is news if confirmed, we had speculated that this was one of the buildings being looked at.

In other news I recently noticed survey markers around the Sahota owned 525 E 5th. I'm guessing they would sell rather then redevelop themselves even if they had the means to but I have no idea on what the current state of their operation is.
Regardless, it will be a very significant project with up to 436,000 sqft allowed.

Employees got confirmation of the move earlier today with 2027 set as the targeted move-in date.

We’ve heard about the plans for 1155 E 6th though not necessarily to expect a rezoning application this year. News on the other two sites is new. It’s great to hear that 901 GNW and the additional tower at 1077 will be a single coordinated project.

I wonder where all the vehicle fleets for utilities, service providers, taxis, postal services etc. are going to be stored once most of these types of industrial lots are redeveloped. It's definitely not highest and best use this close to the city centre, but it also doesn't make sense to have them located all the way in a place like Campbell heights or Abbotsford

I guess it depends if you need a large office/warehouse versus a taxi company which is basically just a parking lot. Or you just distribute the fleet into smaller regional offices like BC Hydro. I doubt we're a long ways out from any of them using multi-level parkades for vehicle storage.

They had a ground breaking ceremony with First Nations in April.
