So I went outside and counted and matched it up with the pics and the offical documents. the first residential floor, will be floor number 3. floors 1 and 2 are the two story high lobby/mezz area facing mission. ffloor 3, is the first residential floor and is level with the internal raised plaza. from mission street, 1, 2, lobby mezz then 3,4,5,6 are the glass enclosed, then where the granite facade starts, is floors 7/8 9/10 11/12 13/14 and 15/16 then in the middle of the building looking on the back side where there is another "glass" section those are specifically designated in the docs as well and those are floors 17-24. so that totals 440 units. explains 1 and 2 as lobby and mezz, but leaves the units on the top two floors 25 and 26 which look like total of 18 units or so. whats up with those?

actually the model of building A has a mistake - there is an extra floor in the base as compared to the pic of building A and the existing construction of building A.

Those top two floors..... they aren't apartments. Its something called a "parapet" per the project lead guy who was nice enough to email me after called the planning dept.:

"When we first started the design of the building, the residential component was envisioned to start on the second floor. However, as the design later evolved and we included a 1000 s.f. community room on the second floor and increased the ceiling height in the lobby area to two levels, we moved the first residential floor to level three. So, to answer your question, we have 20 units per floor on floors three through 24. The floor that will ultimately be level with the common area plaza level will be the second floor.

Our top floor is floor 24. The top of the building steps up as it transitions from what we refer to as the north side and south side (Mission Street). The step up on the south portion is simply a tall parapet that surrounds roof top mechanical equipment and an elevator room."

Native can probably attest to this. With all the wind lately the plastic sheets that normally cloud the bottom floors from us peeking in were partly ripped off. While not that big of a deal, I finally got an answer to my most thought about question...what brand name baths will we be seeing?

Wow, this one doesn't look anything like what I saw while I took pictures after climbing that little pink wall. I'll have to take a few steps back to catch this one now! American Standard, can't go wrong there.

Now working on the 21st/20th floors, 3 to go, done by end of may. Lower floors already being enclosed with glass. Drywall and wiring going in. Public meeting today at the planning commish around 330-4p.

News from the meeting. The main points of contention had to do with the build out of the parking structure. The parking structure is what creates the podium/plaza for the interior open space. The city generally wants a minimum amount of parking per unit. The builder needs to build the structure all at once for obvious reasons even though phase 2 and three won't be done. You can't build half a garage and half a plaza and leave it unfinished for 5 years. Also the BMR ratio - studios and one beds, the city wants to enforce a requirement based on a different calculation that would mean that the owner would have to sacrifice 10 of the market rate one bedrooms and make them bmr instead of 10 studios. That is a huge chunk of his profit, what little if any there may be on phase one. I spoke at the meeting in favor of the amendments because it's all just common sense and doesn't amount to a hill of beans for those of who live here and are getting a good deal. There are always the hard core activists who don't want to budge. I was young and radical once too but as a grown up, I know how to be reasonable and compromise. Nothing trinity is asking for is out of line and more screwing around is only going to prolong the wait for us to move in to our new places. i don't know which project, high speed rail or trinity plaza is giving more of these gray hairs.

saw the unit interior - these are freakin' fantastic. my suggestion is if any of you are lookin for a new place, get in here while you can. We need some good quality tenants to fill up this new building.

my cheesey drawing of some of the minor changes they made to the studio untis, kitchen area and center wall creating very nice jr one beds. The atention to detail in the units is very nice. these are condo quality nothing cheap here. sq footage is about 460. roughly 27 by 17

Well depends on where in the building.... the east facing units- even they they face SG still have a decent view if you are on the more southern half of the building you get a view of the south of market/ mission bay/ sfbay and hayward hills. if you face west you get more sun and look towards twin peaks/ the northwest/ggbridge or southwest - bernal hights. BUT keeping in mind that unless I get floor 17 or higher, the western views are temporary once phase 3 is built up. a sunset view for 10 years or so then it will be blocked and you get courtyard view after that.
