I though this was a interesting quote from Joshua Knaak.

"Land costs on the North Shore have been consistently lower than in the downtown Kamloops area, which also makes it attractive to develop — although Knaak estimated the cost per square foot of development land has increased “tenfold” since he first purchased property in the area in 2016"

For those who understand the economics behind construction. Does that mean the land becomes to valuable to sit empty? Does it force the property owners to think about selling or developing the land into something that brings in more money.

Two six-storey apartment buildings proposed for Eighth Street in North Kamloops

A new development proposed for North Kamloops could bring nearly 200 more rental units to the city — including 65 suites earmarked for affordable housing for seniors.

The Pulse on Eighth, a mixed-use development brought forward by Kamloops-based Tri City Canada Inc. and Total Concept Developments, is proposed for a site spanning 1006, 1014, and 1024 Eighth St.

The development site is situated between the North Shore 7-Eleven and the Ukrainian Orthodox Church of All Saints.

Shaun Minten of Tri City Canada Inc. said the idea for the development was sparked after the City of Kamloops made some changes to its Official Community Plan impacting that area.

“We were approached by the owners of that property to team up with them to come up with a mixed-use project that would suit the neighbourhood,” Minten said.

The project includes plans for two six-storey buildings. The first building is planned to include 125 market rental suites, ranging in size from studio apartments to two-bedroom units, with commercial space on the ground floor.

The second building would incorporate 65 affordable rental suites for seniors constructed on top of commercial space on the ground floor. The suites would range in size from studio to one-bedroom units.

“Rentals are where the demand is right now,” said Sheila Minten, manager of Total Concept Developments.

She said she hopes the development will also be able to attract new businesses to operate out of the ground floor, helping to revitalize Eighth Street.

“Hopefully we can get some kind of retail or coffee shops or something there that would help enhance the area,” she said.

A building that houses used car dealership Country Auto Sales is located on the site, and the structure will be demolished as part of the development process.

The proposed project would include a single parkade which will service the two buildings.

Minten said developers heard from the property’s immediate neighbours during an open house held in August last year, noting some concerns were raised about potential traffic in the neighbourhood should the development move forward.

“At that time, taking that feedback with the city, we did a traffic study for the area. It generally shows no real extra impact to Seventh [Street] and some of the other areas of concern,” Minten said.

“The traffic engineers feel that Eighth Street is going to support the amount of extra density in the area.”

Another open house is scheduled for Jan. 25 at Country Auto Sales. The event is open to everyone, and residents are invited to attend in order to learn more about the development and submit any feedback to the team.

A development permit application and rezoning application is slated to go before Kamloops city council next week, at which time council will decide if it wants to send the proposal to a public hearing.

I've always wondered this too. Kamloops seems to have a lot of high profile properties that are owned by people that don't live here. 800 Tranquille (penny Pinchers), Northhills mall, Sahali Centre Mall, these places are dumps that are worth a lot of money, but nothing happens with them. It's like there in some ones portfolio in Vancouver and they don't lose money so they just hold.

I did here of a 14 storey apartment going in at 227 Tranquille, the old Dynasty Garden restaurant. So could be another one to add to the list soon.

Thanks VantageHd I’ll try again soon lol. I was wondering if there were any renderings or anymore information about the possible 14 storey building? Love that there is more housing development in Kamloops and especially on the NS but seems a bit odd to have a mid rise there, don’t you think?

Nothing public yet. This was a conversation with a business owner that's part of the project. The location isn't that bad for a mid rise. There's no single family homes that would be affected by shadowing and it's right on Tranquille. I think what's worse is lining Tranquille with 6 storey buildings and having no articulation down the street. It needs some variety imo. This would help.

Mike Rose has a bunch of nuisance properties on Tranquille he's been squatting on for years. He's a known slimebag. Some of these places have been on the market for over a decade and he has no interest lowering the price.

Ugh, so frustrating. On a positive note, council voted to move the PAC into detailed design. Just a matter of time till this is under construction.



Also noticed the natives have been moving a bunch of dirt on both sides of the highway lately. Nice to see them finally doing something on that side of the river. The whole area around Sun Rivers has become really congested lately with all the development. There's no way that light on the highway can suffice for much longer if they keep building like they are.

I’m assuming that in time they’re going to have to make a double turning lane getting off of east Shuswap to the highway for increased traffic flow… I have noticed that there has been congestion there too. But for now it still works and it will do, but certainly needs to be fixed for when the time comes

Fantastic image from that height ! Amazing the neigh Sayers on Twitter surrounding the PAC . So many people with small thoughts and only thinking of themselves instead of the greater public. The exact same people complain that there aren't enough doctors and isn't anything to do when they are board. These people don't realize that when professionals move here, they need things to do. That's why they go to places that offer amenities.

Looks like a 5 story mixed use building proposed is going to council at the next meeting. Would be where Lee's music is currently.

Looks good. Nice to see a developer NOT using Blue Green. Great stretch for commercial units. I wonder if they'll be any visitor parking for those units. Could be a mess if they don't.

Looks like they revised the plans for the Riverside Park outdoor rink. Big improvement imo. Looks way bigger and having the option for a game of shinny and have people able to still skate a loop at the same time is a great design.

It's been a concern in then Okanagan. The mild winter woke a lot of the greenery up early, then that cold snap promptly froze and killed most of it. Expect to see a lot of ice and frost damaged plants this year.

These growth project for 2046 are a bit crazy. How will we pull of housing 50K more people in a couple decades? Hard to imagine this working out without much greater density. I guess Tranquille could handle a good chunk. What's going on in lake Country?

It would be no problem if the natives showed an ounce of community and started developing some of their land to help. Instead they leave it to look like a dump in the middle of everything - frustrating.

3 projects approved at todays council meeting, Including:

Riverside Park Ice Rink
Battle street 5-story multi-family development I posted a few days ago
And, not sure the name but a 3-story multi-family near the historic train station on Lorne street that was previously declined last year.

Excited to see that Ice rink go in!
