The number of international buyers buy multiple properties as investments is not a good thing in the whole supply/demand spectrum. I think a small crash is inevitable with significant price drops in certiain areas of the city which could grow into a 1992esque crash the longer the speculation and price inflation continues. Even the city's high rental rates are reaching the point where they no longer cover the expenses and debt of the properties without a significant upfront cash investment on the initial purchase.

Keep in mind Toronto's popluation grew thoroughout the 1990s as well.

Continued low interest rates and, of all things, Canada's maternal protection of its banks and the sub-prime mortgage derivative scandel is why, the country's largest city's real estate remains a hotbed of activity instead of petering out a couple years ago.

I am impressed with Edmonton's focus on downtown living. If you have never seen it, it is hard to explain how many condos are downtown and the density. It is actually more dense in the residential neigborhoods that it is in the main commercial district.....and they keep building more and more condos...

older shot so a dozen or so buildings are missing, but gives you an idea of why 'Oliver' is the densest neighbourhood in Alberta and what a river valley does to your city.

We got a ton of those. Cinema Condos with stats of 43 storeys and 143 metres tall covering 400,000 square feet with 430 suites is probably the largest.

**Edit - forgot about 33 Bay which is over 50 storeys and over 500 suites.

Nice proposals for Edmonton, hopefully tgey get built! Best looking residential tower in quite sometime. 43 floors....Great height. Calgary could use a few tall ones on the west side also.

I'm currently watching a documentary on CBC about the economic meltdown. Looking at what happened in Dubai, U.S., Spain, and many others I am glad building on speculation is the exception here in Canada. There is nothing healthy about building on speculation and, eventually, it will bite someone in the ass. I think Ottawa is probably a little on the conservative side. Our developers will not even start excavation in most cases unless the projects are 70%+ sold!

It was a rarity here as well until about six months ago. Only Calgary saw consistent speculation with large scale projects and has a core "riddled" with vacant construction sites to show for it.

just thought of this. there is a massive oil refinery in edmonton. one of you edmonton folks should take some pics of that. it is huge. in fact, i do not remember seeing anything quite that huge in any of the cities i have visited. it is truely a monster of a complex. with all its polished, metal, pipes and stuff, it looks sureal.

^I suspect nothing until after the election, but then a lot quickly as they really need to be in the ground in just over a yr if not sooner.

So far the thoughts are:

$100,000,000.00 - Katz for the rink (rumoured to be 400mil but some suggest less now)

$100,000,000.00 - Katz for some of the surrounding developments

$? - seat license fee rumoured to be over 50mil over 20yrs

$? - Community revitalization levy - rumoured to be 100mil + over 20 yrs

$? - gap?
