That's why the developer should sell it's u/g parking spaces like most developers do. A boutique building like that should be able to find people willing to pay for an out of the box development.

why? only rich people can live in interesting buildings?

I don't think it would get enough sun.. obviously I would prefer if there was something other then surface parking but it's fairly easy to understand why it is.

If you're going to design a cool building like that then do it right and put parking u/g. If you buy a unit you don't need to be rich to have an extra 30-50G added to your mortgage. When you sell it off down the line that parking space will be added to the price. Perhaps some people living there won't even want a parking spot. It really can't cost that much to create an u/g garage for 15-20 cars.

It also looks tall enough to allow for enough light for most plants to thrive.

One would imagine that, priority-wise, $50k/unit for less-invasive aka-"green" underparking parking - or even something as simple as perforated paving over what appears to be asphalt - would come before going through the huge expense of elevating the building like a ufo.

Gallery Lofts sur le Canal - 14 floors

I have to say that I really like the architecture of this one (as opposed to some of the generic buildings going up in Griffintown). The location is also excellent.

It is located next to the Wellington Street Bridge over the Lachine Canal in Griffintown.

The sales office is opening on June 2 at 8am. I hope it does well!

That Winnipeg proposal would look miles better without all those damn pole supports everywhere. Looks so cluttered and way too busy.

It would be decent if they could build it with just the center stairwell support. Or, if they needed to, conceal the others in some way so they're not so obvious.

Other than that, it's an alright proposal.

20 cars underground would add $1m to a $6m project....this is affordable housing on the fringe of downtown at a site that is essentially wasteland.....underground parking would have killed it for sure....there is a completely different range of competition at $250k.

where would the water come from for the plants that would go underneath?...an artificial irrigation system i suppose?....more cost.

It is on a giant site about 10 blocks west of the downtown that borders an LRT track to the north (bottom of image). That area typically has a row of towers on the south end over looking the valley and low-rise to the north as it is not a super premium spot and will provide a good mix of units and prices.

This project fills in a really ugly hole and has some pretty prime river valley frontage, The low rises and high rises will bring a mix of incomes to the area and help kick off the Stadium TOD. The area itself is ripe for development, and already has a wide mix of housing close by... from lower end walk-up apartments to mid-end condos, to very expensive and sought after SFH's. Of all the TOD's proposed in Edmonton, this one probably has the nicest location in terms of view and centrality. Diversity in this project is a good thing.

The view shown (north elevation) in the render is one that fewer will see (in fact the only way you'll see that elevation is from the top of the Stadium) The real money shot will be the south elevation, facing the valley.

^haha... right. oops.

I wish they had done some townhouse podiums on the low-rise, but this will do wonders for the area and with some luck include a CRU or 2 on Jasper.
