It truly is a wonderful piece of architecture for a blighted area. Bravo for the owner to build there.

Huge opportunity for redevelopment.

One of Edmonton’s oldest shopping malls is preparing for an overhaul after losing another major anchor tenant.

Should have no problem on that front given its proximity to Shaw and Canada Place. A great addition to that neighbourhood.

YMCA to close downtown Edmonton housing facility
http://www.metronews.ca/news/edmonton/20...own-ymca-to-close-housing-facility-.html

Quote:
Edmonton’s Downtown YMCA announced Friday it will close its housing facility—currently home to 120 low-income residents.

YMCA Northern Alberta President and CEO Nick Parkinson said the housing space is losing $100-150,000 a year, and even a two-and-a-half-year review led by board members and senior management failed to find a solution.
Quote:
Parkinson said the building at 10030 102A Ave. is currently not accessible for people with disabilities and is at the end of its life span, and updated building codes and site restrictions have made renovations impossible.

As an example, an elevator broke down four years ago and they couldn’t get parts for it, so they had to do an elevator retrofit at the cost of $250,000. The retrofit triggered a requirement for a fire suppression system, which cost an extra $300,000.

They also can’t meet natural light standards, because the building is attached to Sutton Place Hotel on one side and a parkade on the other.

“The rooms are eight by 10 (feet). There’s no bathroom, there’s no kitchenette. There’s a bed and a dresser, there’s communal washrooms down the hallway. There’s no cooking facilities,” Parkinson said.

“We’re not able to provide our residents that are staying here the support services that are needed today to help the vulnerable people that we’re dealing with.”

The YMCA board struck a deal last week to sell the building to Edmonton-based Beljan Development, which specializes in buying and restoring old buildings. Owner Ivan Beljan said the building will likely be used for a combination of residential and commercial purposes, though no firm decisions have been made.
Personally I would like to see an extension of the Sutton there.

^ that's not going to happen. I think that little lot and building will end up orphaned for quite a long time

I know that Oxford was once interested in the property as a long term play for when the east parkade eventually comes down but that'll be a long ways out, a significant amount of capital has been invested in that parkade in the past few years.

the Y never should have been running that facility in th first place. They had little control over their residents, rampant drug dealing right out the front door, disorder and crime a constant issue with the building. I hope the residents are relocated to places where they are given proper support, away from the negative influences of the area

Doesn't that building and operation pre-date Edmonton Centre?

^ that building has been around since the 20's I believe

It hasn't always been social housing though

Not sure how any of that matters, however. Disorder is disorder, and bad management is just that

Beljan has bought the building, according to the article I posted. So I'm hoping CMD-UW will share what their plans are for this building. It is on quite a desolate stretch street that only serves as a feeder for parkades, so I hope their plans can activate it somehow.

It'll be a challenge to do anything on that street for sure, for sure. Hope they can pull something off.

Well the cat is formally out of the bag on this one, yes we (Beljan) have purchased it. The original building was built in the 20's and then replaced in the early 50's with a new building. We have some interesting plans/ideas, but we're in the early stages of putting our program together. Rest assure that any redevelopment will look to activate the street with commercial uses and breath new life into this under utilized asset.
