Emporis got heights today for two buildings in Chicago:

Hotel Palomar: 380'-0", 36 floors
235 West Van Buren: 490'-2", 46 floors

What the hell!...235 west van buren was supposed to be 542 ft or around that height. That is a big reduction...we shouldnt post heights unless we have accurate estimates so we dont have these let downs keep occuring.

50 feet is a let down? Come on people i know we all like tall buildings but 50 feet on one building should not affect your emotional state that much.

I remember this being mentioned a while back. It has an emporis entry with a better render. Interestingly though, emporis lists the status as 'Never Built', not proposed. Is this still an active proposal?

^Yeah, that sign has been there pretty much forever. Too bad it may not happen, because that giant pit where it would go is an eyesore, and in a prime location right near the L. I'd rather see something taller there though.. as they wouldnt have to go that much higher to have some good views. As designed I don't think they would really have any...

It was replaced by 161 West Kinzie.

A 43-story, 640-room international 4-star hotel will occupy a narrow site in Chicago’s Streeterville neighborhood. Amenities will include a ballroom, conference center, and guest spa. The first two levels will house independently operated retail stores, food establishments, and lounges.

Clear glass at the ground level of the building allows visual access into public spaces. Above this rests an eight-story, fully automated parking garage that can accommodate up to 400 cars, whose volume is wrapped in translucent and patterned glass – allowing the facility to be naturally lit. This same volume continues with another four floors of clear glazing that accommodates hotel amenities. These articulated volumes form the base for the vertical tower of hotel rooms rising another 30 stories, expressed by alternating bands of clear and opaque glass panels. The entire building is visually united by an array of metal panels that weave through all 43-levels.

Construction scheduled to begin 2009

Consultants: C.E. Anderson & Associates, Structural

Contractor: Kenny Construction

Materials: Architectural concrete, metal panel system, woven metal mesh, clear, translucent, opaque, and patterned glass.

I found out that I had an in on the rennovation of the Carson Pirie Scott building. If anyone has any questions about the project, I can try to find out. All I currently know is that the inside is being completely demolished, except for the cornices on each floor.

^I'm particularly interested in what is going to happen with the Wabash side of the project and how it will be integrated (if at all) with the State Street side.

Also, I thought I heard that they were going to break up the State Street storefront into smaller stores, each with it's own entrance. That is OK with me, I guess, but it would be nice to know if that is indeed the plan.

....I'd love to know what's going on there.......when are they planning to finish ? ...are the 1st 2-3 floors still going to be retail ? .....any tenants?

I was wondering if the CPS plaque at the main entrance was going to remainon the building. I was also wondering about the division of the interior spaces.

Isnt the CPS building landmarked? If so, wouldnt the plaques then have to remain, ala the Marshall Field's plaques?

Yes, generally. However, since this wasn't a part of the original structure, there may be some debate. If they consider it a part of the historic nature of the building, which is likely, then it will have to remain.

^ Those red accents are only for purposes of the abstract renderings; the building won't have them.

^^ The Carson Pirie Scott Building was the Schlesinger & Mayer Store when it first opened, so those signs might not be as integral to the landmark as the Marshall Field & Co. signs. Alliance - I would like to know if the column capitals on the first floor interior are being preserved; I'd be surprised if they weren't since they seem to be Sullivan's, but you said only the cornices.

Yes, they were. The department store floors were also full of Sullivan-designed furniture and cabinets, etc, to support the store itself. Most of this has been removed long ago. However, I find it curious to hear that the developers think that gutting the building is somehow "restoring it" to its original state, as their press releases say. It may be closer to the original, but not a full restoration by any means.

I think its less of a restoration and more of a garuntee that the building has productive uses for the next 100 years.

Okay, this sounds a lot more hopeful.

2 levels of retail - excellent
Parking is only half the podium - good
Metal & glass cladding - great
Not painted concrete - very good

Still not thrilled with the massing, but I'm cautiously optimistic to see final renders.
