I agree more lights can bring life to an area but maybe stand-alone billboards in this case. Just looks out of place on the building. I would use the anchor tennant logo on the building then add stand alone billboards where it would be approved like say closer to the rapid transit station.

I find billboards can add a lot to an urban environment. Not everyone likes billboards though, and I understand that
If you want to light up an urban area... use lights.

You logic is akin to having a TV tuned to the Home Shopping Channel to provide mood lighting for your living room.

I'm with you. Not sure why everyone is so hyper critical all the time. It sure beats what's there now. Not every new project can be the Taj Mahal.

If theres one thing that many areas of Winnipeg would benefit from, its more lighting! Especially in older areas. I was parked on Young Street at Westminster, waiting for my wife to come out from visiting her friend's apartment. While waiting, I couldn't help but notice how much pedestrian and bike traffic was going by, but also, just how dark that area was. What is the harm in adding some more street lighting, especially in areas that may be perceived as dangerous at night...

People on this board seem to be pretty knowledgable and a lot of it is subjective. Time always tells the story of whether a building fits in or not. Imagine how boring this forum or city would be if we all agreed. Cheers.

I find those beautiful tall trees that line the streets of some of the older neighbourhoods tend to block out a lot of the light from street lamps. The newer suburbs are now using shorter "european style" lights. I think those would help illuminate some of those darker streets better in the summer nights as they're lower and the tree tops would be past them. then again I may have no clue what I'm talking about.

Let's not forget that this is a stone's throw away from Osborne Station. Is this really the best we can expect from future TOD (transit orient development) projects?

Confusion Corner (and its adjacent surroundings), with its fast food restaurant, payday loan joint, run down autobody shop and windswept parking lots (etc.) is pretty much a blank slate. Factor in the potential to redesign the traffic flow of the intersection and squint your eyes a bit, and you might see that the corner could be amazing.

Jesus, Winnipeg. Get creative. Get inspired. DO NOT SETTLE.

Ummmmm.... Who exactly are you? What credentials do you possess that gives you the right to complain about a development without really sitting down and thinking first?

Honestly, I think the renderings (an remember, its just a rendering) look pretty great. I see two patios. I see massive windows that will generate light. I see a developer who has some balls to develop an area that now is derelict. It takes the first development to hopefully start the ball rolling for more developments near by.

Take a chill pill folks. At least it's not a water park being proposed!

Hey now, let's not start calling each other out with personal attacks. Bryan Scott is a well informed individual with an avid eye for beauty, being a great photographer and all... That alone gives him the credentials to critique (not complain about) a building like this. There are only a few on this forum who professionally have the actual professional credentials to make such a critique, yet we all do, which is the point of this forum.

I personally despise stucco, simply because if not taken care of it can look really decrepit. If it was a brick building, it wouldn't look so bad.

I am also personally a fan of billboards and think it is ridiculous that Boyd had to remove theirs. If Portage isn't urban enough for one, then seriously where should they be allowed? Although, that was more about lack of permits than the location was it not?

this isn't a bad idea either. I figure, from the developers POV, the billboards are simply a source of revenue (advertisements) so to them It probably makes sense to keep it with their proposed development

That patio is certainly welcome!

Haha well, I didn't mean use the billboards as the primary lighting source. I just persoanlly am a fan of the flashiness they can bring at night. It helps "wake up" certain areas if done properly. I know confusion corner is no times square, nor picadilly circus, but that area is a big pedestrian area and flashy signs can "liven up" a foot traffic area. What I meant by doing them properly is not a blinding light like one of the billboards @ P&M; that one burns out retinas

Being a Winnipegger is the only required credential to critique this or any major development. And don't assume I haven't thought about it first.

The building could have been a beautiful addition to confusion corner and Winnipeg, sadly it is not, but I wouldn't call it ugly or out of place, looking it from the north from osborne st I think it will actually look nice, it's simplicity and big glass windows will go very well with osborne station, it will increase that feeling of a transportation hub, and the message centres will certainly help with that as well, but I have to say that their location on the building is very unimaginative.

i don't understand why that building has to look like a stucco version of an exchange district building when it is on osborne.

fake historic 'architecture' is bad.....out of context fake historic 'architecture' is worse.

love the white ridge style artificial stone at the bottom of the tower element.

the LCD screens are so completely out of place....is it a modern hi-tech building or is it a turn of the century warehouse made of styrofoam and acrylic stucco....pick one and go with it.

embarrassing.

We should design a better building! I can draw it to resemble the RT station, you can do the calculations, occupants needs, etc etc
