i can imagine this in the 500 - 700 foot range maybe more or maybe less, i guess they will add underground parking, and at street level they will haveshops and retail, i also think that there will be a podium spanning from figueroa all the way to the middle billboard/wing of the hotel figueroa, so the tower would only block one billboard, in the podium will go bars and pools and to the west will rise hopefully a 500+ W Hotel with an interesting top design not just a squared top.

I'm interested to see if and how this development incorporates Hotel Figueroa considering how visible Hotel Fig is.

I'm hoping for a W too. Not just in this spot but anywhere downtown. I think the W is the type of hotel that I think would thrive in DTLA.

Any kind of rooftop pool or garden area would likely go on the western side of the site, or the side not blocking the Hotel Figueroa, as that side gets the afternoon sun (the rooftop pool for the Ritz down the street for example, loses the sun at 3:00 p.m. most days and can downright chilly). At least if the operator wants the pool area to be a major amenity.

In any case, no matter where they put a pool (or even if they don't), there's not a likely scenario where one, if not all, of the three ad pillars of the Hotel Figueroa are not concealed by a new tower here. While I've grown accustomed to seeing those ads, I don't think losing them would be a big deal, especially if we gain a decent looking tower in their place. And this is coming from someone who pays his bills from advertising.

The parking garage planned for Spring Street may now have 6-7 levels of residential space on top. If this goes through, the City should rename a nearby intersection to Joseph Hellen Square. From the Los Angeles Downtown News:

DOWNTOWN LOS ANGELES - Joseph Hellen may be 86, but the Australian businessman who has extensive Downtown Los Angeles property holdings has not slowed down.

Last week, Hellen’s company Downtown Management got final approvals for its $15 million conversion of the Chester Williams Building, its third apartment project to open in the Historic Core in two years. Leasing in the structure at 215 W. Fifth St. is underway.

Hellen isn’t resting on his laurels. Instead, he just announced plans for a new, 12-story apartment complex and parking garage on Spring Street. It would mark the first time that Hellen builds from the ground-up in Downtown instead of restoring an old property.

Downtown Managment is just the best. The care they put into restoring their buildings is incredible. Also, I think I have a rendering for the apartmen-ified building. A while ago, I posted a rendering of a 12 story apartment building for this lot. I was told that a parking garage was currently planned for where the 12 story building was, and I thought that the render I posted was an old, outdated, pre-recession vision. Now, I am thinking that the rendering I posted was not old, but was, in fact, the newest vision. Let me repost it. It's a fantastic rendering.



This is, IMO, a perfect development (even if it has a lot of parking). The scale and design is perfect for the area. Perfect! I could not ask for anything better. I don't even mind that it isn't tall, as it fits in so well with the surrounding buildings. This is great news.

EDIT: Downtown Management isn't actually that awesome. They covered the ground floor of the Arcade Building in green marble out of spite for not being able to destroy the Roxie Theater in the early 90s. However, they are planning to build this, so I'll cut them some slack.

Wow, as early as November! If 9th & Olive, and Wilshire Grand begin, can we consider this a boom? Wish this wasn't scaled down, but what can you do. The economy is in the toilet.

This project never had a set height. I remember way back in 2005 when Grand Ave first made plans that almost all the towers would be between 20-50 stories.

Still, it's good to see some new residential on Bunker Hill.

I wont get my hopes up about Wilshire Grand at least until demolition begins. These projects never seem to start by the date announced. If all goes well though, we could have 4 towers all under construction by next year (including the current Marriott). I'm also crossing my fingers for the courthouse to go forward.

1340 Figueroa; it's been under construction for a few months now, on the site where the Libeskind designed tower was proposed years back. Still mostly a dirt lot at this point, but you can see it from the Expo/Blue lines as they approach Pico station.
